Those portions of the front, rear, side or corner side <br /> yards that are not devoted to the uses, buildings and <br /> structures that are permitted within this section shall be <br /> left in a naturally wooded state or landscaped in accordance <br /> with the regulations as set forth below. <br /> <br />.(6) Landscaping and Buffering: <br /> <br /> 1. Intent: It is the intent of this section that as much of <br /> the tract as possible be left in an undisturbed or enhanced <br /> state of vegetation, and that sufficient areas of natural <br /> buffer remain so that the proposed use will be visually in <br /> harmony with the natural wooded character of the area. <br /> <br /> 2. Buffering Requirements: <br /> <br /> a. The buffer area along the front of the property <br /> will be addressed under the Thoroughfare Overlay <br /> Zone (TOZ}. <br /> <br /> b. A minimum of twenty (25) feet of natural buffer <br /> shall be preserved along the west interior lot <br /> line and rear lot line. The eastern interior <br /> lot line shall be planted with evergreen plantings. <br /> <br /> 3. Landscaping: All required yards shall either be landscaped <br /> or be left in a naturally wooded state. <br /> <br /> (7) Ingress and Egress: All points of ingress and egress shall be paved <br /> from the road through the required yard area, and shall meet the <br /> requirements as established in the TOZ. <br /> <br /> (8) Parking and Loading: Parking areas of sufficient size to provide for <br /> patrons, customers, suppliers, visitors, and employees shall be <br /> provided on the premises for each use. Parking areas shall be paved <br /> with dust free, all-weather surface, and shall be properly drained <br /> and landscaped. Loading areas for supplies and services shall be <br /> sufficient to meet the requirements of each use. Parking and loading <br /> areas shall not be placed within any required yard and shall be <br /> screened and landscaped from adjoining property. <br /> <br /> (gl Storage: Any uses essential to the principal use shall be located <br /> and properly screened so as not to be visible from any property line. <br /> <br />(10) Performance Standards: <br /> <br /> 1. Noise: Objectionable noise shall be muffled or eliminated <br /> so as not to become a nuisance to adjacent uses. <br /> <br /> 2. Smoke Emission: Every use shall be so operated as to <br /> prevent the emission of smoke, dust, and dirt, etc., from <br /> any source whatsoever to standards no greater than permitted <br /> by the North Carolina Department of Natural Resources and <br /> Community Development standards of air pollution for <br /> industrial uses. <br /> <br /> <br />
