(1) Permitted Uses: Machine type business and accessory uses incidental to <br /> the business. <br /> <br />(2) Require~ Lot Area: Per the zoning ordinance a minimum of two (2) acres <br /> is requi~ed. <br /> <br />(3) Building Height: Thirty-five (35) feet. <br /> <br />(4) Lot Coverage: The maximum lot coverage by total impervious surfaces <br /> such as roof tops, paving, walkways, etc., shall be forty (40%) percent <br /> of the lot area. However, run-off should be compensated by on-site <br /> detention or retention measures. <br /> <br />(5) Yards: <br /> <br /> 1. Required front yard: One hundred (100) feet from the base <br /> setback line. <br /> <br /> 2. Required Rear and Side Yards: <br /> <br /> a. Minimum setback fifty (50) feet for the rear. <br /> <br /> b. Minimum setback fifty (50) feet for the side. <br /> <br /> 3. Permitted Yard Usage: <br /> <br /> a. Boundary fences and gates may be located in any <br /> required yard. <br /> <br /> b. Parking and loading shall not be permitted in any <br /> required yard. <br /> <br /> 4. Special Uses: Outdoor storage and/or display accessory buildings <br /> and uses, and the dispensing of goods and services shall not be <br /> permitted in any required yard. <br /> <br /> Those portions of the feont, rear, side or corner side yards <br /> that are not devoted to uses, buildings and structures that <br /> are permitted within this section shall be left in a naturally <br /> wooded state or landscaped in accordance with the regulations <br /> as set forth below. <br /> <br />(6) Landscaping and Buffering: <br /> <br /> 1. !.Intent: It is the intent of this section that as much of this <br /> 'tract as possible be left undisturbed or enhanced state of <br /> vegatation, and that sufficient areas of natural buffer remain <br /> so that proposed use would be visualy in harmony with the <br /> natural wooded character of the area. <br /> <br /> 2. Buffering Requirements: <br /> <br /> a. The buffer area along the front of the property <br /> shall be left in a natural Undisturbed. state of <br /> vegetation, no buildings shall be placed any closer <br /> to the right-of-way than one hundred (100) feet. <br /> <br /> <br />
