Wilkerson: <br /> <br /> This letter is in regard to your proposal to convert <br />your emisting mobile home park - Paradise Village to conform <br />with Cabarrus County's Subdivision R~gulations under the sections <br />as pertains to Planned Unit Development. <br /> <br /> At the last meeting of the Cabarrus County Planning <br />Board on February 11, 1981; preliminary approval on the proposal <br />was denied. <br /> <br /> The primary reasons for denial was that the specific <br />standards set forth in this ordinance were not met, especially <br />in the area of street construction and lot sizes. <br /> <br /> Other stated concerns were in the areas of unspecified <br />amonnt of dues for the home owners association on the two cate- <br />gories of .lots. With the dues amotmt left.open and no money in <br />the fund offered from the be~inning, coupled with the lack of <br />documented yearly maintenance figures on water, sewer and street <br />systems, ~here was reasonable question as to ~he ability of the <br />homeowners association to m~intain the systems after the bulk of <br />the lo~ 8ales.were complete. The provl~ion of water and sewer <br />wervtces to the adjacent subdivision was another area of concern. <br /> <br /> The Board did recognize that the sewer system had suffi- <br />6ant capacity and ~had final approval from the state. The water <br />system~as~ recognized as~-.having preliminary .plat approval with <br />final approval after planned-improvements are installed as per <br />system design. <br /> <br /> <br />
