TO have and to hold said lands and premises, together with all <br />privileges..and appurtenances thereunto belonging to it, the party of the <br />second part, its successors and assigns for the term and uponthe condi- <br />tions hereinafter set forth: <br /> <br /> 1. That this Lease shall commence as of the date hereof and shall <br />exist and continue to and including the 30th day of September, 1981; provided, <br />however, that the lessee may a% its option and for %he uses and purposes <br />aforesaid, extend the %erin of this Lease for an additional period of four <br /> <br />(4) years by notifying the lessor in writing a% least ninety (90) days prior to <br />the date of the termination of this Lease. <br /> <br /> 2. That in lieu of the payment of rent, the lessee will accept the old <br />Cabarrus County Courthouse in its present condition and will: <br /> <br /> (a) secure it from damage by the elements and <br /> other hazards. <br /> <br /> (b) repair and paint the stucco and woodwork on <br /> the outside of the building and replace so much of the <br /> woodwork as may be damaged; and <br /> <br /> (c) repair and restore lhe inlet%or of the building <br /> to a condition as ~uch like its original condition as <br /> possible; provided, however, that central heating, air <br /> conditioning, elecirical fixtures and appliances may be <br /> utilized in such ways as not to deh~ct from the original <br /> appearance of the building and may make such additional <br /> improvements as shall contribute to the beauiy of said <br /> building as it originally existed, all of which shall be <br /> done upon %he advice and under the supervision of a compe- <br /> tent archilect and according to a general plan of restoration. <br /> <br /> (d) n~ainiain said building and the grounds covered by <br /> this lease in a good state of repair. <br /> <br /> 3. Thai the lessee will purchase and keep in force liability <br />insurance in such axnounis and against such hazards as may be necessa~y or <br />desirable and will insure said building against fire and windstor~n for %he use <br />and benefit of %he lessee or its contributors as their interests appear. <br /> <br /> <br />
