4. That if the building upon ~he demised premises shall be damaged by fire or other casualty, and such damages are of a minor nature, the same shall be repaired by the lessee as quickly as is reasonably possible; but if said building shall be damaged to such an extent as to render the same unfit for uses or occupancy, this Lease shall terminate as of the date of such damage. 5. That the lessee shall be responsible for the payn]ent of all bills for wa%er, heating and electrical current, and lhe occupants of %he building shall be responsible for the paymen~ of lheir own telephone bills. 8. That the lessee shall have the right %o sublet any parts of the building %o such organizations as it may desire subject %o the terms of ~his Lease; provided, however, ~hat %he lessee and its under ~enan~s shall ]hake no unlawful or offensive use of ~he premises.
