4. That if the building upon ~he demised premises shall be damaged <br />by fire or other casualty, and such damages are of a minor nature, the same <br />shall be repaired by the lessee as quickly as is reasonably possible; but if <br />said building shall be damaged to such an extent as to render the same unfit <br />for uses or occupancy, this Lease shall terminate as of the date of such <br />damage. <br /> <br /> 5. That the lessee shall be responsible for the payn]ent of all bills <br />for wa%er, heating and electrical current, and lhe occupants of %he building <br />shall be responsible for the paymen~ of lheir own telephone bills. <br /> <br /> 8. That the lessee shall have the right %o sublet any parts of the <br />building %o such organizations as it may desire subject %o the terms of ~his <br />Lease; provided, however, ~hat %he lessee and its under ~enan~s shall ]hake <br />no unlawful or offensive use of ~he premises. I~essce hereby %varran%s ~hat <br />it will not arbitrarily res%tic% the use of said premises and, subject <br />use of the building and the agreement it c~ors in~o wi~h any sub-lessee, will <br />make %he building available for bonafide public uses. <br /> <br /> 7. That if the lessee shall not be diligent in i~s solicitalion of <br />funds and shall fail %o pursue its work in the restoration of said building <br />in an orderly manner or shall fail %o pay ~he costs of improvements as <br />agreed upon ~vi~hou% just cause or excuse for a period of ninety (90) days <br />after written notice of such default by lhe lessor or shall violate any other <br />terms of fhis lease, the lessor shall have ]he right [o iis option fo declare <br />this Lease cancelled. <br /> <br /> 8. That lhe fro}ds for ibc prescrv;~tion and r'esioralion of ibc old <br />Cabarrus County Courthouse w~].l ncccssarily be supplied by <br />from individuals, firms, corporations, organizaiions, foundalio~]s and other <br />agencies; lhat thc acquisition of such funds may not be constant but will be <br /> <br /> <br />
