Decisions of the Planning Board may be appealed to the Board of County <br />Commissioners. <br /> <br />Section VII. Submission of Site Plans and Record Plats <br /> <br /> The developer of mobile home parks and property other than single family de- <br />tached or dual family residential units must file an acceptable site plan with <br />the Cabarrus County Planning Department. This plat must be approved prior to <br />the issuance of building permits. The final plat must be filed with the office <br />of the Cabarrus County Register of Deeds. <br /> If after the permits have been issued under this section, any lot or space <br />in said development is used in a manner that violates the terms of this ordin- <br />anc~6r other ordinances lawfully adopted by Cabarrus County, the permit shall <br />be revoked by the Cabarrus County Building Inspector or other officer, employee <br />or agent of Cabarrus County appointed by the Board of County Commissioners of <br />Cabarrus County. <br /> <br />Section VIII. Penalty <br /> <br /> Any person, firm or corporation violating any provision of this ordinance, <br />or who shall violate or fail to comply with any other order made thereunder <br />shall be guilty of a misdemeanor and be punished as provided by General Statute <br />14-4. Each day the violation shall be permitted to exist shall constitute a <br />separate offence. <br /> <br />Section IX. Existing Lots and Spaces <br /> <br /> The provisions of this ordinance shall not prohibit the continuing use of <br />any lot or space in existance on the effective date of this ordinance. <br /> <br />Section X. Conflict <br /> <br /> When the requirements of this ordinance conflict with the requirements of <br />other lawfully adopted rules, regulations, or ordinances of Cabarrus County, or <br />deed restrictions imposed by any developer or landowner, the more stringent or <br />higher requirements shall govern. <br /> <br />Section XI. Separability <br /> <br /> Should any section or provision of these regulations be for any reason held <br />invalid by any court of law, such action shall not effect the validity of any <br />other section or provision hereof which is not itself invalid. <br /> <br />APPENDIX <br /> <br />CABARRUS COUNTY MINIMUM LOT SIZE ORDINANCE <br /> <br />REQUIREMENTS OF SITE PLANS AND PLATS TO BE RECORDED <br /> <br />The basic controls of the site plan for developments other than single family- <br />detached or dual family units shall include the following; <br /> <br />mJ <br /> <br />LOCATION MAP (may be drawn on the same sheet as the Survey and Features Map) <br />at a scale not smaller than 1" = 1,000 feet, indicating the location of the <br />site, in three copies and showing: <br /> <br />1. The site and ownership of adjacent lots or tracts of Land; <br /> <br />The intersection of at least two public streets nearest to the pro- <br />perty and the names of all public ways opened or unopened clearly <br />indicated. <br /> <br />3. North arrow. Title block shall contain the following information: <br /> <br />(a) Site plan name; <br /> <br />(b) Name and address of owner and petitioner. <br /> <br />SURVEY MAP OT SITE (map be combined with the Features Map) in one copy in- <br />dicating bearing and distances of the boundaries of the site prepared by <br />a registered engineer or surveyor licensed to practice in North Carolina. <br /> <br />EXISTING FEATURES MAP (map be combined with the survey map) of the site <br />plus all land within 25 feet of the boundaries of the site at a scale of <br />not smaller than l" = 100' showing: <br /> <br /> <br />
