555 <br /> <br />maintain liability insurance for injury or damage to any person while on the <br />Demised Premises during the term of at least $1,000,000.00 for injury or <br />damage to one person and $1,000,000.00 for injury or damage to two or more <br />persons. <br /> <br /> 5. Termination. Upon termination of this Lease, Lessee consents and <br />agrees to return the Demised Premises to Lessor in as good condition as the <br />same now is, ordinary wear and tear excepted. <br /> <br /> 6. Default. In the event of breach or default by Lessee in perfor- <br />mance of any covenant or condition herein contained, such default or breach <br />having continued for ten (10) days after written notice to Lessee by Lessor, <br />then, in such event, at the option of Lessor, Lessor shall the right to <br />re-enter the Demised Premises or any part thereof and thereupon this lease <br />shall terminate. <br /> <br /> 7. Notices. Jay Freeman, Jr., of the Cabarrus County Community Based <br />Alternatives (C.B.A.) Task Force presented the proposed Community Based <br />Alternatives Program Agreement for the Outpatient Adolescent Substance <br />Treatment Program. The program totaling $24,210.00 will be funded with <br />Community Based Alternatives monies and will be administered by the Piedmont <br />Mental Health Center. <br /> UPON MOTION of Commissioner Hamby, seconded by Commissioner Upright and <br />unanimously carried, the Board granted approval to accept the Community Based <br />Alternatives funds for the Outpatient Adolescent Substance Treatment Program <br />as presented by Mr. O. Jay Freeman, Jr. <br /> The Board received the report regarding the estate of Johnsie Sims <br />Ridenhour bequest for the construction of an airport in Cabarrus County in <br />memory of her husband, Robert E. Ridenhour, Jr. It was noted that the amount <br />of money involved in the bequest is estimated to be between $75,000.00 and <br />$100,000.00. <br /> Mr. Walter C. Odell, III, County Engineer, reviewed the Sewer Extension <br />Contracts for the following subdivisions: Oaks Estate Subdivision, Middleton <br />Subdivision, and Camelot Subdivision. <br /> Mr. James E. Scarbrough, Attorney representing C. F. Little Development <br />Corporation, reported that the contract under consideration by the Board <br />regarding the Camelot Subdivision was for the 48 lots to be included in <br />Phase I of the subdivision. He expressed the need for possible revisions to <br />the sewer extension contracts and expressed concern regarding assurances from <br />the County that the developer will be able to use the sewer line extension <br />for the 100 additional lots that are planned in the subdivision. <br /> Mr. Fletcher L. Hartsell, Jr., County Attorney, stated in his opinion <br />the content of the standard sewer extension contracts is acceptable although <br />the technical semantic language of the standard contracts needs to be <br />reviewed in the future. <br /> <br /> <br />
