Mitigation of the pro-rata share of the cost of the planned <br />capacity, which equals $8,617.00 per single family <br />residential subdivision lot, payable prior to final platting. <br />Ms. Morris reported the subdivision is located in the City of Concord. <br />A brief discussion ensued regarding schools that are planned in the County's <br />Capital Improvement Plan (CIP) and how they will affect this subdivision. <br />Chairman White requested that additional information be presented to the <br />Board in the future that indicates which schools in the CIP will create <br />additional capacity for the schools impacted by the project. Further <br />discussion followed. <br />Mr. Steve Meyers, with Real Value Development, Inc. was also present to <br />respond to questions from the Board. <br />Mr. Morris responded to additional questions from the Board regarding <br />the Reservation of Capacity Certificate needed for this subdivision. <br />UPON MOTION of Commissioner Carruth, seconded by Vice Chairman Mynatt <br />and unanimously carried, the Board voted to place the Reservation of Capacity <br />for the River Hills Subdivision on the March 16, 2009 Agenda as a New <br />Business item. <br />Susie Morris, Planning and Zoning Manager, reported the Summers Walk <br />Subdivision is mainly located in Davidson; however, a portion of the project <br />comes across the Cabarrus County line in Kannapolis. She then presented the <br />following information related to a Reservation of Capacity Certificate <br />request for the development project: <br />F.C. Summers Walk, LLC, (1928 South Boulevard, Suite 300, <br />Charlotte, NC 28203) is requesting a reservation of capacity for <br />the Summers Walk residential subdivision project, which consists <br />of 150 single family units on +/- 59.983 acres located off <br />Summers Walk Boulevard in Kannapolis, North Carolina. <br />School Capacity Review <br />The Summers Walk residential subdivision project is expected to <br />produce approximately 48 elementary students, 21 middle school <br />students and 19 high schools students for a total of 88 students. <br />The schools impacted by the project are W.R. Odell Elementary <br />School, Harris Road Middle School and Northwest Cabarrus High <br />School. <br />The county's capital improvements plan (CIP) includes the <br />following proposed improvements that would create additional <br />capacity for the schools impacted by the project: <br />m„mt,ar of Arh~lifi~nal Seats listed in CIP <br />Year School 2009 2010 2011 2012 2013 2019 <br />Elementary W.R.
