Site and building elements <br />All housing types shall comply with the following standards. <br />a. Roof overhang. <br />I. Eaves shall extend beyond the <br />exterior face. <br />II. Gable end rakes shall overhang <br />beyond the exterior face. <br />III. Eaves and rakes on smaller accessory buildings and <br />dormers shall overhang and shall be architecturally <br />consistent with the primary structure. <br />b. Additional standards for corner lots <br />i. Side wall articulation <br />The street facing side wall of <br />the home shall include <br />projections, recesses and <br />fenestration. <br />c. Front yard fences <br />Front yard fences, including fences <br />on corner lots, shall not exceed four <br />feet in height. Such fences shall <br />also be subject to the provisions of <br />Section 6-8. <br />d. Front yard trees <br />I. One canopy tree shall be provided for each 1,000 square <br />feet of area in the required front yard. For the purpose <br />of calculating required trees, any fraction shall require <br />an additional tree (always round up). Portions of the <br />required front yard covered by allowed encroachments such <br />as front porches (see section 6-15) shall be deleted from <br />the calculation. The tree shall have a minimum size of <br />2'~-inch caliper. Two ornamental trees may be substituted <br />for one canopy tree in a front yard. <br />II. One additional front yard tree shall be required in any <br />front (corner) yard. <br />III. Any existing tree in the required front yard area over 6 <br />caliper inches shall be credited for one required tree to <br />be planted. <br />e. Side Load Garages <br />i. Orient the garage door <br />perpendicular to the street and <br />provide an integrated architectural <br />treatment such as columns and a <br />trellis, eyebrow roof, decorative <br />masonry or other materials to provide <br />articulation and to visually diminish <br />the impact of the garage doors. <br />f. Covenants, Conditions and Restrictions <br />i. As part of the preliminary plat application process, the <br />applicant shall provide a copy of the Covenants, Conditions and <br />Restrictions for the proposed subdivision and shall demonstrate <br />that the elements included in this section are incorporated into <br />the established design standards for construction for the <br />subdivision. Said Covenants, Conditions and Restrictions shall be <br />recorded prior to any permits being issued for the proposed <br />subdivision. <br />
