<br />February 20, 2006 - Regular Meeting <br /> <br />Page <br /> <br />513 <br /> <br />Ms. Sifford responded to questions about the status of continued <br />Federal funding for the Community Development Block Grant program. <br /> <br />(G-2) Zoning Text Amendment [C2006-0l(ZT)] Side Yard Setbacks in <br />Conventional Subdivisions in the Countryside Residential Zoning District <br /> <br />Kassie Goodson, Planner, presented petition 2006-01(ZT) to change side <br />yard setbacks and reviewed the Planning Staff report recommending approval. <br />She stated the Zoning Text Amendment was in response to a citizen's request <br />to build an attached garage onto his home in the Cessna Springs subdivision. <br />This property was rezoned from Medium Density Residential to Countryside <br />Residential (CR) during the mass rezoning in 2005. The CR zoning requires a <br />side yard setback of 20 feet on either side with no flexibility. The proposed <br />amendment would change the side yard setbacks to 10 feet single and 40 feet <br />total. The Planning and Zoning Board unanimously recommended approval of the <br />text amendment at its meeting January 19, 2006. <br /> <br />Ms. Goodson and Susie Zakraisek, Planning and Zoning Manager, responded <br />to questions. They advised that there would be a minimum of 20 feet between <br />two houses and that would be sufficient for a fire truck. <br /> <br />At 10 :48 p.m., Chairman Carruth opened the public hearing on petition <br />2006-01 (ZT) regarding side yard setbacks. The Public Hearing Notice was <br />published in THE INDEPENDENT TRIBUNE on February 6 and 19, 2006. <br /> <br />There was no one present to address the Board, and Chairman Carruth <br />closed the public hearing. <br /> <br />UPON MOTION of Commissioner Carpenter, seconded by Commissioner <br />and unanimously carried, the Board approved Zoning Text Amendment <br />Ol(ZT) and adopted the following Ordinance: <br /> <br />Freeman <br />C2006- <br /> <br />Ordinance No. 2006-01 <br /> <br />AN ORDINANCE AMENDING THE CABARRUS COUNTY <br />ZONING ORDINANCE <br /> <br />BE IT ORDAINED that the Cabarrus County Zoning Ordinance is hereby amended as <br />follows: <br /> <br />.
