Watts, Planner, presented a Consent Agreement for the Bridge <br />pointe Phase 6 Subdivision. She reported the subdivision, to be developed by <br />Orleans Homebuilders, was approved by the Town of Harrisburg Planning and <br />Zoning Board on May 16, 2006. The project consists of 45 single family <br />residential units on 33 acres located on Robinson Church Road. She said the <br />Consent Agreement includes a $4,034.00 per lot payment to be due at final <br />platting to advance adequacy. The proposed build out schedule is as follows: <br />2006 - 15 lots platted; and 2007 - 30 lots platted. Including previously <br />approved subdivisions, these schools will be functioning at the following <br />capacity upon completion of the Bridge pointe Phase 6 Subdivision project: <br />Harrisburg Elementary School - ~22.87 percent; C. C. Griffin Middle School - <br />162.08 percent and Central Cabarrus High School - 188.08 percent. <br /> <br />There was brief discussion about the overcrowding at C. C. Griffin <br />Middle School and the approval of 1,200 new lots by the City of Concord in <br />the same area. During the discussion, it was noted that a new middle school <br />is planned for the area south of NC Highway 49 in 2008 to relieve <br />overcrowding at C. C. Griffin. He said the modern day <br />model for the use of incentives in North Carolina came from Cabarrus County. <br />
