He said he is <br />excited to have amenities closer to home and has tried to objectively review <br />all the arguments regarding this petition. He said Mr. Wayne's proposed plan <br />is well thought out in terms of logistical, environmental, aesthetics and <br />addresses highway safety concerns raised by the residents of the Odell <br />communi ty. He also said Mr. Wayne has attempted to meet with the rezoning <br />opponents, listen to their concerns and modify his original plans to resolve <br />the concerns of the group. He said Mr. Wayne specifically identified the <br />types of business that will be involved with this property. He reported <br />there seems to be a rumor that rezoning this property will subject the <br />neighbors to such things as slaughterhouses and adult bookstores. He said <br />this type of rhetoric offends the sensibility of anyone who knows Mr. Wayne <br />and the family selling this property. He said this project will truly be an <br />asset to our immediate neighborhood, but will also set a great example of the <br />type of planned growth that can occur within Cabarrus County and add value to <br />all residents in the expanded community. Finally, he said Park Creek is a <br />co~~unity with approximately 40 families; the second phase of this community <br />will double the number of families; Park Creek was developed with great care <br />and pride by Mr. Wayne and that his thoughtful approach to design and layout <br />of the community and his active involvement with builders and residents has <br />ensured the quality and value of the properties. <br /> <br />Chairman Carruth announced the 45 minute <br />proponents. I also own 101.59 acres of land just off <br />Highway 3 on Tuckaseegee Road which is also in Cabarrus County. <br />After reviewing the afore mentioned (sic) "Conditional Use <br />Rezoning" issue, I would like to go on record as being in <br />agreement with the Cabarrus County Planning and Zoning Commission <br />wi th regard to their decision on June 20, 2006 to approve this <br />rezoning petition. <br /> <br />I, along with my neighbors, have recogni zed great benefits from <br />the retail stores and commercial business at Poplar Tent Road and <br />George Lyles Boulevard. As consumers of products and services, <br />we are going to be out and about conducting these activities. It <br />is really great to travel only two to four short miles rather <br />than the much greater distance as in years past. I also enj oy <br />seeing my friends and neighbors being employed right in my <br />neighborhood. The Super Target Shopping Center will open soon, <br />as well. There are some good things happening at the <br />intersection of Poplar Tent Road and Highway 73 West. <br /> <br />The project on Highway 3 at Davidson Road is going to be not only <br />beneficial to the community but greatly needed in the years to <br />come. From a dollar and cents view point, it is easy to see that <br />Cabarrus County residents in this area could easily do their <br />spending in Iredell, Mecklenburg or Rowan counties. And of <br />course we all know what this type of progress does for land <br />values along with the associated property taxes. This rezoning <br />is an excellent opportunity for us to bring trade into our <br />county. <br /> <br />
