(G) NEW BUSINESS (G-1) Proposed Text Amendment - Chapter 3, Cabarrus County Zoning Ordinance (Nursery/Greenhouse - New Use in the Office/Limited Commercial Zonin District) - Public Hearing - 6:30 p.m. Susie Zakraisek, Planning and Zoning Manager, presented information on a proposed text amendment that would allow a nursery or greenhouse in the Office/Limited Commercial zone which is currently not permitted. She reported a nursery/greenhouse is permitted in the Agricultural/Open Space zone, Countryside/Residential zone, the General Commercial zone, the Light Industrial zone, the General Industrial zone, and the Low Density Residential zone with some additional standards. Ms. Zakraisek responded to questions regarding agricultural zoning being controlled at the State level and size restrictions on proposed greenhouses. Chairman Carruth opened the Public Hearing at 7:18 p.m. The Public Hearing Notice was published in THE INDEPENDENT TRIBUNE on September 13 and 24, 2006. There was no one present to address the Board and Chairman Carruth closed the Public Hearing. UPON MOTION of Commissioner Privette, seconded by Chairman Carruth and unanimously carried, the Board approved the following Ordinance amending the Cabarrus County Zoning Ordinance: Ordinance No. 2006-15 AN ORDINANCE AMENDING THE CABARRUS COUNTY ZONING ORDINANCE BE IT ORDAINED that the Cabarrus County Zoning Ordinance is hereby amended as follows: Amend Chapter Three, Establishment of Zoning Districts, Section 3-7, Statements regarding the purpose of districts, Uses in the Office/Limited Commercial Zone, Permitted Uses as follows: Add the following language to the list of uses permitted (by right) Nursery/Greenhouse Amend Chapter Three, Establishment of Zoning Districts, Section 3-7, Statements regarding the purpose of districts, Uses in the Low Density Residential Zone, Permitted Based on Standards (PBS) Uses as follows: Delete the following language from the list of uses Permitted Based on Standards (PBS) Nursery/Greenhouse Add the following language to the list of permitted uses (by right) Nursery/Greenhouse Amend Chapter Three, Establishment of Zoning Districts, Section 3-8, Table of Permitted Uses as follows: In the row containing line item #32, Nursery/Greenhouse, add a "P" in the column for OF/LC, delete the current language "PBS" in the column for LDR And add a "P" in that same column.
