These trees shall meet the following requirements:
a) Street trees shall be installed at a standard of one shade tree per
fifty feet.
b) Shade trees must be 2" to 2.5" in caliper and 10' to 12' at the time
of planting.
c) Where overhead power lines prevent the installation of shade trees,
ornamental trees may be substituted. These ornamental trees must be
1.5" to 2" caliper for single stem trees or 1" to 1.5" for multi-
stem trees. Either type must be 6' to 8' in height at the time of
planting.
d) The street trees shall be placed within a six (6) foot planting
strip located between the back of the curb and sidewalk.

Collector streets shall use standard (2'-0" minimum) curb and gutter.
Valley or standard curb and gutter can be used on the remaining streets.

Cul-de-Sac pavement radius shall be maximized (37' minimum) within the
r/w with an easement to accommodate any part of the street or utility
infrastructure not contained within the right-of-way so as not to affect
setbacks. Sidewalk shall be extended all around the bulb of the cul-de-
sac where density requires. A landscaped center is required and best
management practices for stormwater treatment are encouraged.
Construction typicals are being prepared for this.

The standard pavement cross sections must be shown on the plan. Pavement
structure shall be 8" stone, 1 ~" surface course with an additional 1"
surface course applied when a majority of the construction is completed.

Right-of-way widths at a minimum of 50' will be permitted as shown in
street typicals when at least three off street parking spaces are
provided per dwelling unit. Street pavement width shall be 20' for
streets serving less than 20 lots, 22' for other local streets, 24' for
collector streets without parking, and 28' for collector streets with
parking. Curb and gutter is required. On streets with average lot sizes
of one acre or greater curb and gutter shall not be required and NCDOT
construction standards for right-of-way and pavement widths shall be
used. Where three off street parking spaces are not provided, NCDOT
standards for right-of-way and pavement width shall apply.

The NCDOT District Engineer must approve the terrain classification.

lo)

Refer to NCDOT Subdivision Roads Construction Standards for minimum
speed, horizontal, vertical, etc. design standards. This includes but is
not limited to, minimum centerline radius, minimum k values, minimum
distance between reverse curves, etc.

11

Dedicated sight triangle easements at intersections with public streets
will need to be shown on the final plat. The County standard is 35' x
35' and NCDOT 10' x 70'

12

The grades for 100' each way from intersections exceeding 5.0% are not
allowed unless approved by NCDOT.

13) A Traffic Impact Analysis as required by the County shall be submitted,
approved and adhered to. The County requires a Traffic Impact Study for
subdivisions with greater than 200 trips per day. Non-residential
development projects must meet NCDOT requirements for Traffic Impact
Studies.

14)

Approval of an NCDOT Street and Driveway Access Permit Application is
required before approval of the construction plans can be completed.
Copies of the approved permits shall be sent to the appropriate City
Traffic Engineer where it is likely that road will become part of a city
maintained system in the future.

15) The Developer is required to obtain any right-of-way in the name of the
NCDOT that may be necessary to install all adjacent and off-site turn
lane improvements.
