282 <br /> <br />arising out of the use of the facility and Demised Premises by the Lessee, <br />its contractors, representatives, employees, agents, patrons or invitees. <br /> VI. LESSOR COVENA/~TS <br /> During the lease term, Lessee shall peaceable and quietly hold and <br />enjoy the Demised Premises without hindrance or interruption by Lessor, or <br />anyone claiming by, through or under the Lessor, for the purposes herein <br />enumerated, so long as Lessee observes all terms, covenants and conditions to <br />be performed and observed. <br /> As noted above, Lessor hereby consents to the relocation of those <br />presently existing north/south and east/west farm roadways outside the <br />Demised Premises as shown on Exhibit 1. <br /> VII. MISCELLANEOUS <br /> 1. This lease may not be assigned or subleased except to the Cabarrus <br />Soccer Association by Lessee without the express written approval of the <br />Lessor. <br /> 2. Upon reasonable notice to the Lessee, the Lessor shall have the <br />continuing right of entry upon the Demised Premises at reasonable times and <br />in a reasonable manner for purposes of inspecting and monitoring the Demised <br />Premises and other reasonable uses and purposes not inconsistent with the <br />Lessee's use of the Demised Premises. <br /> 3. Upon the expiration or other termination of this Lease, the Lessee <br />shall surrender the Demised Premises to Lessor in good condition; provided <br />however, Lessee will have the option of negotiating an extension to the term <br />and use of the lease. Upon such termination, the Lessee shall be entitled to <br />remove only its personal property and trade fixtures, provided such is <br />accomplished in a manner not to adversely affect the condition of the Demised <br /> <br />Premises. <br /> 4. During the Lease Term, notices and communications between the <br />Lessor and Lessee shall be directed as follows: <br /> Lessor - Office of Juvenile Justice <br /> Stone Wall Jackson School <br /> 1484 Old Charlotte Road <br /> Concord, NC 28027 <br /> Lessor - DHHS Property and Construction Office <br /> 101 Blair Drive <br /> Raleigh, NC 27603 <br /> Lessee - Cabarrus County Manager <br /> P. 0. Box 707 <br /> Concord, NC 28026-0707 <br /> 5.
