280 <br /> <br />AMENDED DEVELOPMENT NOTES <br />February 15, 1993 <br /> <br />o <br /> <br />o <br /> <br />10. <br /> <br />11. <br /> <br />12. <br /> <br />This application includes a Development Plan that conforms to <br />all the applicable requirements of the Cabarrus County Zoning <br />Ordinance and the standards set forth in the Western Area <br />Plan. <br />The number of vehicular access points along the proposed <br />Westside Bypass shall be limited to the number depicted on the <br />Development Plan and shall align with any existing or approved <br />driveways on the opposite side of the Westside Bypass. <br />However, the configurations and precise locations of such <br />points as well as other access points along Weddington Road, <br />Concord Farms Road, and U.S. Highway 29 are subject to any <br />modifications required to accommodate final site and <br />architectural designs and construction plans or to respond to <br />environmental conditions. Furthermore, all access points and <br />driveways are subject to approval by the N.G. DOT. <br />All development standards for the R-15 SU District and the I-1 <br />SU District outlined in the zoning ordinance shall be met <br />within the respective boundaries shown on the Development <br />Plan. <br />All development within the site shall comply with applicable <br />Cabarrus County ordinances for subdivision, building <br />standards, signage, parking, storm water management, buffers, <br />setbacks, and screening. <br />Areas to be designated as permanent open space, including <br />buffers and the 100-year flood-plain are shown on the <br />Development Plan. Permanent open space shall remain privately <br />owned and maintained with the exception of the reserved <br />Greenway land. <br />Buffers around the perimeter of the site (including the stream <br />buffer along Coddle Creek) and setbacks along Weddington Road, <br />Concord Farms Road, U.S. Highway 29, and the proposed Westside <br />Bypass shall be provided as shown on the Devplopment Plan. <br />In the I-1 SU District, existing natural vegetation within <br />150' of top of bank of Coddle Creek shall be maintained as a <br />buffer to provide visual protection for adjacent residential <br />areas. These buffers shall be supplemented with evergreen <br />trees and shrubs in accordance with the screening requirements <br />of the Cabarrus County Zoning Ordinance should the existing <br />vegetation not meet the screening requirements. In buffer <br />areas where existing natural vegetation has been cleared to <br />accommodate development activities (i.e. grading, utility <br />construction, etc.), cleared areas shall be landscaped in <br />accordance with the requirements of the Zoning Ordinance. <br />Where the R-15 SU District meets the I-1 SU District, a 50' <br />landscape buffer shall be provided within the I-1 SU District <br />and a 25' rear yard shall be required within the R-15 SU <br />District. <br />All proposed roads will be subject to review and approval by <br />the N.C.D.O.T. <br />Parking areas shall be landscaped .in accordance with the <br />Cabarrus County Zoning Ordinance. <br />Sidewalks shall be provided and designed for adequate and <br />functional pedestrian circulation throughout the development <br />and should provide a safe linkage between all proposed uses <br />including pedestrian walkway systems within proposed open <br />spaces and designated greenways. <br />Identity signs shall be utilized to identify projects, <br />individual buildings, or individual businesses within office <br />or commercial buildings. All such signs should be <br />complementary in scale and appearance to the architectural <br />design of the building(s). Unifying elements such as size, <br />material, color, and lighting techniques should be utilized to <br />assure consistency throughout the development. All such signs <br />shall be fixed and may not move, rotate, or flash. All such <br />signs shall be subject to review and approval by the <br />Architectural Review Committee and at a minimum, shall meet <br />all Sign Regulations of the Cabarrus County Zoning Ordinance. <br /> <br /> <br />
