451 <br /> <br />establishment of scattered business, industrial, or extensive residential <br />developments which would be incompatible with or inhibitive to agricultural land <br />usage; and to reserve such lands for well planned urban usage in the future. <br />Agricultural use and expansion within the Agricultural District shall be <br />recognized and protected in conformity with the declared policy of the State of <br />North Carolina (Ref: N.C. General Statute 106-107 Supp. 1979), and these <br />regulations shall in no way restrict land use or operation of any bona fide farm <br />within this district. <br /> A-2/SU Agricultural Special Use <br /> Identical to the A-2 District except that a Special Use Permit is required <br />as a prerequisite to any use or development. <br />B. A-1 Agricultural Industrial <br /> The regulations of this district are intended to maintain agricultural <br />uses of the land and provide for gradual transition into industrial use, while <br />discouraging residential subdivision and commercial land use which would be <br />incompatible with future industrial developments. These districts are <br />particularly well suited to accommodate industrial growth from the aspects of <br />the transportation network, efficient use of public services and facilities, <br />land form, general compatibility of use and other pertinent considerations. <br /> A-1/SU Agricultural Industrial Special Use <br /> Identical to the A-1 District except that a Special Use Permit is required <br />as a prerequisite to any use or development. <br />C. ARR Agricultural/Rural Residential <br /> The regulations of this district are intended to insure that residential <br />development not having access to public water and wastewater treatment <br />facilities will occur at sufficiently low density to provide a healthful <br />environment. Restricted agricultural activities are also allowed in this <br />district in order to allow benefits of rural lifestyles, while preserving a <br />healthful, economically sound and aesthetically pleasing environment. ARR/SU Agricultural/Rural Residential Special Use <br /> Identical to the ARR District except that a Special Use Permit is required <br />as a prerequisite to any use or development. <br />D. R-40 Single-Family Residential District <br /> The regulations of this district are intended to provide opportunity for <br />large lot residential use without extensive agricultural influences allowed <br />within the Agricultural/Rural Residential or Agricultural zoning districts. The <br />keeping of livestock, poultry, rabbits or other similar small animals is <br />particularly restricted within this area, and other agricultural uses shall be <br />of a non-commercial nature unless conditionally allowed. Such districts would <br />normally be located in such a way that they will serve as a buffer between <br />agricultural influences and more urban residential districts. These regulations <br />are also intended to assure that residential development not having access to <br />public water and wastewater facilities will occur at sufficiently low density <br />to provide a healthful environment. <br /> R-40/SU Single-Family Residential Special Use <br /> District <br /> Identical to the R-40 District except that a Special Use Permit is <br />required as a prerequisite to any use or development. <br /> <br />E. R-30 Single-Family Residential District <br /> The.regulations of this district are intended to insure that residential <br />development not having access to public water supplies and public wastewater <br />activities will occur at sufficiently low densities to provide a healthful <br />environment. <br /> R-30/SU Single-Family Residential Special Use <br /> District <br /> Identical to the R-30 District except that a Special Use Permit is <br />required as a prerequisite to any use or development. <br />F. R-15 Single-Family Residential District <br /> The regulations of this district are intended to establish and preserve <br />quiet single-family median density neighborhoods along with limited home <br />occupations and limited public or community uses. This district will <br />accommodate residences which are located on lots no smaller than fifteen <br />thousand (15,000) square feet which have access to public water, wastewater <br />treatment facilities or both. <br /> R-15/SU Single-Family Residential Special Use <br /> District <br /> Identical to the R-15 District except that a Special Use Permit is <br />required as a prerequisite to any use or development. <br /> <br /> <br />
