453 <br /> <br /> 0-I Office and Institutional Special Use District <br /> Identical to the O-I District except that a Special Use Permit is required <br />as a prerequisite to any use or development. <br />N. C-1 Neighborhood Serving Business District <br /> This district is designed to meet the day-to-day shopping needs to the <br /> immediate neighborhood with emphasis on convenience goods. Businesses in this <br /> district would not be intended to serve the entire community. This district is <br /> customarily located adjacent to an arterial street and generally surrounded by <br /> residential areas. <br /> C-1/SU Neighborhood Serving Business Special Use District <br /> Identical to the C-1 District except that a Special Use Permit is required <br /> as a prerequisite to any use or development. <br />O. C-2 Community Business District <br /> The Community Business District provides retailing, personal services, and <br /> office space for local and regional commercial activities. The regulations are <br /> designed to permit a concentrated development of permitted facilities and to <br /> protect the district itself from overly intensive development and congestion. <br /> C-2/SU Community Business Special Use District <br /> Identical to the C-2 District except that a Special Use Permit is required <br /> as a prerequisite to any use or development. <br />P. C-3 General Business District <br /> This district is designed to provide a wide variety of retail goods and <br /> services to the community, and to provide space for wholesaling and warehousing <br /> activities. These commercial districts are generally located on the fringe of <br /> centralized community business districts and proximate to major thoroughfare <br /> streets. <br /> C-3/SU General Business Special Use District <br /> Identical to the C-3 District except that a Special Use Permit is required <br /> as a prerequisite to any use or development. <br />Q. C-4 Highway Business District <br /> This district is designed primarily for commercial establishments <br /> servicing travelers using the Federal Aid Interstate and primary systems, and <br /> also allowing limited types of general commercial activity normally requiring <br /> larger lots, highway visibility or access to major traffic facilities. The <br /> avoidance of strip commercial development and related congestion, the promotion <br /> of smooth traffic flow, and compatibility with neighboring land-use are prime <br /> considerations in the application of this district, which is customarily located <br /> near the intersection of limited access facilities or thoroughfare streets, and <br /> close to urbanized areas. <br /> C-4/SU Highway Business Special Use District <br /> Identical to the C-4 District except that a Special Use Permit is required <br /> as a prerequisite to any use or development. <br />R. C-5 Highway Service District <br /> This district is designed for commercial establishments servicing <br /> travelers using the major highway systems traversing the county, the avoidance <br /> of undue congestion, the promotion of smooth traffic flow on high volume traffic <br /> facilities, and the protection of adjacent properties from adverse influences <br /> of traffic are prime considerations in application of this district. This <br /> district is customarily located near the intersection of limited access <br /> facilities and major arterial streets. <br /> C-5 Highway Service Special Use District <br /> Identical to the C-5 District except that a Special Use Permit is required <br /> as a prerequisite to any use or development. <br /> S. I-1 Light Industrial District <br /> The purpose of this district is to create and protect industrial areas for <br /> the provision of light manufacturing and the distribution of products at <br /> wholesale. The standards established for this district are designed to promote <br /> sound, permanent light industrial development, and also to protect nearby <br /> residential areas from undesirable aspects of industrial development. Whenever <br /> possible, this zoning district should be separated from residential areas by <br /> natural or structural features such as sharp breaks in topography, strips of <br /> vegetation, or traffic arteries. This district shall be located adjacent to <br /> and/or with direct access to thoroughfare streets. In no case would industry <br /> be located in such a manner as to penetrate a residential neighborhood unit with <br /> industrial-commercial traffic. <br /> I-1/SU Light Industrial Special Use District <br /> Identical to the I-1 District except that a Special Use Permit is required <br /> as a prerequisite to any use or development. <br />T. 1-2 Heavy Industrial District <br /> This district is intended to establish and preserve areas for heavy <br /> <br /> <br />
