50 ff <br />LAND USE & DEVELOPMENT DESIGN <br />RECOGNIZE THE VALUE OF AND <br />PROTECT EXISTING AGRICULTURAL <br />OPERATIONS <br />Appreciated for their role in preserving the character and <br />scenic quality of the area, some of the existing agricultural <br />operations are still viable. Contributing to the local econ- <br />omy, these farms represent 27% of the Planning Area and <br />contribute more in taxes than they consume in services. <br />These farms should be protected from encroachment by <br />new development <br />• Require working agricultural lands (PUV) parcels to be shown on <br />preliminary plans. <br />• Keep residentul density very low where agricultural land use is pre- <br />dominant to reduce conflicts between neighborhood residents and <br />common agricultural practices. <br />• Increase awareness ofvoluntary agricultural districts(VAD)and their <br />benefits as a means to increase the number of properties and geo- <br />graphic area in agricultural use in the VAD program. <br />• Considercritical mass necessary forviable agriculture in conservation <br />programs and future planning efforts. <br />• Encourage new developments near working agriculture to be de- <br />signed in a way that reduces conflict between future residents and <br />existing agricultural operations. <br />• In subdivisions employing a conservation design approach, cluster <br />development away from working agriculture. <br />• Establish building setbacks and preserve mature forest buffers be- <br />tween new homes and existing operations. <br />
