56 ) HARRISBURG <br />ECONOMIC DEVELOPMENT <br />IDENTIFY AND PROTECT KEY <br />EMPLOYMENT AND INDUSTRIAL <br />LOCATIONS FROM OTHER <br />DEVELOPMENT <br />Maximize potential industrial development opportunities <br />in targeted areas along NC -49 and closer to Charlotte <br />Motor Speedway (CMS). <br />• Iden* infrastructure needs in targeted business and industrial <br />locations to ensure maximum site availability and attractiveness <br />to the market: <br />• Identiy key areas and targeted properties for industrial or office <br />development and identify the means by which these properties <br />can be protected from development as other land uses; <br />• Provide easy access online and to key economic entities in the <br />county and region to maximize knowledge & visibility of these <br />sites to the market; <br />• Where possible, amenitae these targeted locations vu access to <br />trail systems (including the Carolina Thread Trail, where applica <br />bile), parks, retail cores, and other quality -of -life amenities typical <br />stand-alone sites don't offer. <br />• In areas closest to CMS, consider tie-ins to the Speedway, <br />UNC -Charlotte, etc. to target auto -related industries to the area. <br />NOTE Refer to Morehead WestAmo Wan for more specific strategies <br />(see Appendix) <br />CREATE GREATER OPPORTUNITIES <br />FOR OFFICE DEVELOPMENT <br />While the Harrisburg area is not likely to attract large- <br />scale national or regional -serving office uses, its affluence <br />and strong residential base should prove attractive for <br />local, neighborhood- and area -serving office uses such as <br />Realtors, insurance agents, law firms, accountants, home - <br />builders, medical office uses, and others. <br />• Focus on creation of lifestyle -driven employment locations; those <br />that are located in more walkable, mixed-use areas or projects; <br />• Encourage mixed-use walkable development in projects that are <br />located in key employment and residential cores. <br />• Facilitate the creation of parks and greenways in mixed-use loca- <br />tions to provide wallang running, and/or biking opportunities for <br />businesses. <br />• Encourage the development of vertically -integrated and or side- <br />walk -connected office and retail opportunities in the market. <br />• Enhance walkability, aesthetics and character of the NC -49 cord - <br />dor to further its attractiveness for office uses. <br />• Consider extension of bike lanes and sidewalks to foster con- <br />nections within higher -intensity residential and commercial cores. <br />G-1 <br />Attachment number 8 in <br />Page 177 <br />
