60 m <br />PARKS, RECREATION, & OPEN SPACE <br />M <br />INTEGRATE OPEN SPACE AND AMENITIES <br />IN NEW DEVELOPMENT <br />Maintaining open space was ranked as the most important goal during the first HALUP <br />(Harrisburg Area Land Use Plan) public meeting and the survey Open space preser- <br />vation has many health and economic benefits. Access to open space and parks is a <br />determinant of physical health and has shown to improve mental health. Studies have <br />shown that integrating open space, parks and trails into new development can lead to <br />higher property values and reduced time on the market <br />• Encourage open space/conservation subdivisions in Conservation Design Target Areas (see map to <br />right) that accommodates development while protecting sensitive natural resources. <br />• Locate a portion of open space in new developments at the "front door' within development af- <br />fording the occupants direct physical and visual access to it for recreation, socializing, and communing <br />with nature. <br />• Utilize input gained through the HALUP planning process to increase access to open space and <br />amenities in new development Based on public input open space priorities included nature parks, <br />greenways and parks and amenities that can be used by all ages. <br />• Modify open space standards in the UDO to clarify type and location of required open space. <br />• Maintaining large tracts of connected open space should be a priority in the Reedy Creek watershed. <br />Framing open space with new development should be a secondary goal. <br />Homes that have access to <br />parks and other forms of open <br />space can yield a higher return <br />and sell faster than convention- <br />al lots (Source: Green Growth <br />Toolbox, Location: Chatham <br />County, NC)?ttachhment number 8 an <br />Page 181 <br />
