(< '8 <br />PRS Tower Management Services <br />H Sell Tower <br />SellTower will also offer to the County the option to receive a onetime payment of $120,000 in lieu <br />of recurring rental payments in exchange for a permanent easement covering the same ground <br />space that would be covered by the lease agreement. <br />Site Development Steps and Timeline <br />Should Cabarrus County agree in principle with the terms contained in this proposal, then PRS and <br />SellTower will perform the following site development tasks. <br />1. PRS will forward the Ozark Lease and Option document for the county to review and amend <br />as necessary. <br />2. SellTower will require a Letter of Intent from the County that gives SellTower the exclusive <br />right to develop a communications tower within a two mile radius around the Cabarrus <br />County Convention Center. <br />3. PRS will use this Letter of Intent from the County to secure an anchor tenant agreement <br />from at least one of the wireless carriers with whom they have already communicated <br />about this proposed tower location. <br />4. SellTower will initiate the environmental approval processes as required by federal and <br />state regulations. <br />5. SellTower will negotiate a collocation lease with an anchor tenant <br />6. PRS and SellTower will complete all necessary due diligence to secure Zoning and <br />Permitting approvals. <br />7. PRS will then begin construction of the approved tower and SellTower will begin payment <br />of monthly rents to the county. <br />PRS and SellTower anticipate moving through the required steps that are in their control in the <br />development of the proposed tower in the next 6 months. <br />Site Operation and Maintenance <br />SellTower will contract with PRS to provide site operations and maintenance services to include <br />review of proposed tenant installations. <br />Next Steps <br />PRS and SellTower are happy to answer any questions posed by Cabarrus County and can schedule <br />a conference call to hold initial discussions. We respectfully ask that Cabarrus County sign this <br />proposal where indicated on the following page to indicate its nonbinding intent to move forward <br />exclusively with PRS and SellTower to develop the proposed tower. <br />F-3 Page 87 <br />
