K,'>) <br />PRS Tower Management Services <br />Sell Tower <br />and constructed to accommodate at least two licensed wireless providers plus any specified county <br />communications equipment <br />SellTower proposes to lease a 100'x 100'(10,000 square foot) ground space from the County to <br />accommodate both a self-supporting tower and space for the associated ground equipment (the <br />"Compound") as indicated in Exhibit A. The exact location of the proposed Compound and height of <br />the proposed tower will be established in coordination with the County and will comply with all <br />Federal regulations and with all Cabarrus County Zoning and Permitting ordinances and policies. <br />Benefits to Cabarrus County <br />The construction of the proposed tower in close proximity to the Cabarrus Convention Center will <br />provide significant benefits to the people of Cabarrus County and to the visitors to the area <br />• Full Access to Wireless Technology- Broadband mobile service is a keytechnology for both <br />governments and privatebusinesses fordelivering services to citizens and customers. <br />Furthermore, tower locations are key components in the provision of fixed wireless <br />services that are used to provide broadband access to customers who do not have access to <br />cable or telco based high speed internet services. <br />• LongTerm Source of Funds-SellTower will be responsible for all costsassociated with the <br />development of the communications tower. SellTower further proposes to lease <br />appropriate space on county property for period of fifty (50) years. <br />Enhanced Public Safety- The proposed Fairgrounds site will ensure that prompt access to <br />emergency services to guests and residents in the area of the convention center. Furthermore, <br />the County will have the option to place equipment for the purposes of providing public safety <br />communications at the convention center on the tower with no requirement to pay rent The <br />final equipment loading to be agreed upon by all parties. <br />Lease Terms <br />SellTower will offer the county a long term lease that will include the following key provisions <br />which are standard in wireless industry leases: <br />• Initial lease term of 10 years followed by eight (8) renewal terms of five years each <br />• Monthly rent payments to be the greater of one thousand dollars ($1,000) or fifty percent <br />(50%) of the anchor tenant's initial collocation rent. <br />• Monthly rent payments will increase by 10% at the beginning of each new term. <br />• SellTower, PRS, and its tower tenants to have 24/7 Access to the Compound as defined in <br />the PRS Site Management Agreement <br />• SellTower, PRS, and its tenants to have access for utilities to be run to the Compound as <br />defined in the PRS Site Management Agreement <br />F-3 Page 86 <br />
