Planning and Zoning Commission <br />Minutes <br />November 9, 2021 <br />Mr. Paxton has already eluded that it matches what is already there, as far as existing structures. <br />It is compatible with the surrounding area. As far as the infrastructure, there should be no <br />impacts to water, sewer, roads, or access. They stated in their application that it is on well and <br />septic. <br /> <br />This was a mobile home before and it looks like they had some issues with septic, and the <br />manufacturer so, their timeframe kind of got thrown off on being the six months. They are also <br />going to use the site as it was before, by the history that staff provided and looking at the aerials. <br /> <br />Mr. Brent Rockett s-month <br />requirement. There were numerous factors that played into this. It sounds based on reading this <br />and hearing from the speakers today, that what they are proposing to do is an improvement over <br />what was there and matches the lots around. He is in favor of the plan as presented. <br /> <br />The Chair asked if there was a motion to approve or deny the request based upon the discussions. <br />There being no further comments, Mr. Brent Rockett MOTIONED, SECONDED by Mr. <br />Andrew Nance to APPROVE RZON2021-00004 - Request to apply Mobile Home Overlay <br />(MH-2) to CR zoned property. The vote was unanimous. <br />Consistency Statement: <br />Based upon the Staff presentation and the Staff report, and what was contained in there that came <br />from the applicant, and the statement by the applicant tonight, this proposed rezoning to add the <br />overlay is consistent with the Central Area Plan and is reasonable and in the public interest. <br />Mr. Brent Rockett MOTIONED, SECONDED by Mr. Stephen Wise to APPROVE the <br />Consistency Statement as provided. The vote was unanimous. <br />The Chair asked those wishing to speak on the Board of Adjustment case or to testify during the <br />public hearing to stand and be sworn in. He said if anyone wishes to speak, we need to have a <br />completed blue card. The Chair administered the oath. <br />Old Business Board of Adjustment Function: <br />The Chair introduced Petition CUSE2018-00004 - Close out documents for the amendment to <br />CUSE2017-00001, Conditional Use Permit for Public Service Facility (Solar Farm). Applicant is <br />Canadian Solar Solutions, Inc. <br />The Chair called on Ms. Susie Morris, Planning and Zoning Manager, to give the update on <br />Petition CUSE2018-00004. <br />Ms. Morris said hopefully, the Board had a chance to look at the memo and the photos that were <br />provided.
