Planningand Zoning Commission <br />Minutes <br />June 14, 2022 <br />In conclusion,Mr. Murray submits to the Board that they have presented evidence and met the <br />standards under the code and under the statute for granting these variancesthat have been <br />requested.He is happy to answer any questions the Board may have. Mr. Wong is our Landscape <br />Architect, and he is here to answer any questionsabout site orientation. Again, we would <br />request that you would grant the variance.If you have any recommendations, suggestions, or any <br />questions,he is happyto answerthose at this time. <br />He said the onlything he does becausethis is Quasi-Judicial,is typically havehislandowner or <br />applicant come up and testify on the record that they are adopting his presentation as if it were <br />their own. He does not know if there is any opposition tonight, but typically he has that put on <br />the record. He asked Mr. Minier to come forward. <br />Mr. Mark Minier, 11202HarrisRoad, Huntersville, NC28078, addressed the Board. <br />Mr. Murraysaid toMr. Minier, you havereviewed the power point, the applicationthat has been <br />submittedandyou have heard mytestimony and presentation. Canyouconfirmto the Board <br />that you fully adopt that as if it were your own? <br />Mr. Minier said I do. <br />Mr. Murray said if there are any questions,he will be happy to answer. <br />The Chair asked if there were any questions for the applicant.He does have a question on the <br />landscaping. Obviously,there isexistinglandscape and there is proposed. When you talk about <br />meeting the standard,are you going to increase what is there? Because what is there is pretty <br />much not anything, it has been there 15 years or more. <br />Mr.Auggie Wong, CES Group Engineers, 3525 Whitehall Park Drive, Charlotte, NCaddressed <br />the Board stating that if you look at the plan, on the western side there is a field of trees,existing <br />trees,itis part of the southwestern side,there is few existing,sowe are going to keep some of <br />that. There is a few on the eastern sideof the property and that is about it. What you see there is <br />what we will provide based on the code and also what the buffer requires for thatarea. <br />Mr. Jeff Corley said for clarification, the parking perimeter landscape buffer, the landscaping <br />requirementsi.e.,the actual vegetation will still be met. That iscorrect? <br />Mr. Wong said yes,we will still meet that. Because of the way the trail goes we would have to <br />make surethat it fitson the sidewherewe plant those. <br />Mr. Stephen Wise said can we revisit the water situation one more time. He knows that on that <br />one pagethattheundergroundretention is not required. But, what about above ground, there is <br />no kind of retention system shown here that he couldtell. <br />18 <br /> <br />
