Planningand Zoning Commission <br />Minutes <br />June 14, 2022 <br />Mr. Corley said hisbrain really wants to get thatpooldeck outof there. But really when he <br />compares it to the previous site plan, he thinks it is a tremendous improvement getting those <br />buildingsandaccessory structures out of the buffer.He thinks there is substantial progress that <br />was made by this Board and the Applicant. He is supportive of that, given where we started. <br />The Chair asked if there were questionsor comments on the northern property. There being none <br />he moved ontodiscussthewestern property. <br />The western property the proposed decking near the splash pad encroaches in six feet into the <br />required buffer. <br />Mr. Corley thinks this is a situation where this unique lotlines,when you offset all of those <br />angled lot lines you end up with really a significantencroachment into the site. The fact that they <br />have been able to design this with a very minimal encroachment,he thinks is good. <br />The other thing that he takes note of is the gravel lot to the east. He knows we are not really <br />talking about the east yet,but there is a significant amount of space that is used today that will be <br />transitioned from gravel to buffer. He thinks it is a significant improvement on that site. <br />There being no more comments or questions the Chair moved to the southwestern property line. <br />The proposed walking trail encroaches twelve feet into the required buffer and the proposed <br />parking encroaches six feet into the required buffer. <br />The Chair said it is the same situation we had on the eastern side. There really is nowherefor <br />them to move anything to meet anything. <br />Mr. Corley thinks some of the encroachment there is geometric in nature. He thinks they made <br />some of those radiusesas tight as they couldmake it.Again, working around an existing <br />driveway that we know is not likely to be allowed to move. You have and existing building that <br />is unlikely to move. He thinks again,theyhave done a very good job at minimizing the potential <br />impact. <br />The Chair said next we have the parking areabuffer encroachments. There are encroachments of <br />approximately six and a half and eight feet into the bufferof the northeastern portion of the <br />parking area. He said that again is because the property is not parallelto the opposite side, it <br />kind of slants in. The southeastern portion is five feet into thebuffer of the parking area.Again, <br />the existing conditions and the lay of the property. The southwestern portion is an eight feet <br />encroachment. <br />The Chair asked if anyone had anything to add or anything they would like to see. Please <br />remember this will goback for a rezoning and we still have the site plan. The applicant has <br />stated that they will meet the required landscape buffers. They are just asking for a change on the <br />parking buffer. <br />25 <br /> <br />
