Planningand Zoning Commission <br />Minutes <br />June 14, 2022 <br />The Chair said the Board needs to discuss the proposed request and come up with our motionto <br />approveor denyand to establish our findingsand consistency statement.He opened the floor for <br />discussion. <br />Mr. Paxton wouldsupport a motionthat we approve this rezoning.He thinks it is in the public <br />interest even though it is not consistent with the Area Planbecause it is obviously a gathering <br />place for the community. Anytime something is easily identifiable and convenient would bea <br />desirable situation. <br />Mr. Corley saidthe church has obviously existed on this property for a long, long time. He <br />believes, which was clearly before we were implementing zoning in this county. <br />There are some improvements to bring it into better compliance under OIand he believes it is <br />importantand it will provide them more flexibilityfor improvementson the site undertheOI <br />designation. <br />Mr. StephenWise agrees with both of those statements. It is a great community out in that area <br />and a sign like that is a greatenhancement.He has a project in that area,so he knows,and he <br />agrees with that 100 percent for a church. <br />The Chair said there is a motion on the floorto approve the rezoning, based upon the fact that it <br />existed prior to zoning,it is a church and fits the requested rezoning and brings it into better <br />compliance and it is transitional. <br />Mr. Jeff Corley, MOTIONED, SECONDEDbyMr. Stephen WisetoAPPROVERZON2022- <br />00002Request to rezone from Agriculture Open Space (A0) district to Office/Institutional (OI) <br />district.The vote was unanimous. <br />Consistency Statement: <br />Mr. Jeff Corley said the rezoning is reasonable and in the public interest even though it does not <br />meet the Eastern Area Plan. The use of this property isconsistent with the requested OI. The <br />churchuse has existed since before zoning was adopted. The change to OI brings better <br />compliance with the Ordinance and will allow the continued use on the property as well as <br />allowing for more flexibility to continue that use intothe future. <br />Mr. Jeff Corley,MOTIONED, SECONDEDby Mr.PaxtontoAPPROVEthe consistency <br />statement. The vote was unanimous. <br />Old BusinessBoard of Adjustment Function: <br />Mr. Corley said,he was not present at the last meetingwhen this case was first presented. <br />He read an Affidavit that he has signed stating that he has fully preparedto participate in the <br />discussion and vote on this matter. He has studied and reviewedthe material concerning this <br />6 <br /> <br />
