<br /> A double wide manufactured home was present on the property until 2017, when it was <br />removed. Surrounding structures in the area are single-family dwellings. <br /> <br />o Pursuant to Chapter 14, Section 14-8 Manufactured homes on individual lots of record <br />that do not have the Manufactured Home Overlay may be removed and replaced <br />provided that the replacement manufactured home is equal to, or greater than, the size <br />of the manufactured home being replaced and meets the design and installation <br />standards for individual manufactured homes in Chapter 4. <br />o Pursuant to Chapter 14, Section 14-6, B, if the existing non-conforming use ceases for <br />more than 6 months, subsequent use or development of the land must conform to <br />district regulations. <br /> <br /> <br />This is a conventional rezoning request; therefore, all uses permitted within the underlying LDR zoning <br />district and the proposed MH-2 Overlay would be allowed on the subject property if approved. The <br />Planning and Zoning Commission should consider all the information provided and determine if the <br />proposed rezoning is consistent with the Commission’s vision for this area of Cabarrus County. <br /> <br /> <br />
