The exact location could <br />not be determined by the plot plan. With any proposed new use, a re-evaluation of the system <br />will be required. <br /> <br /> <br />Land Use Plan Analysis <br />The subject property is located within the boundary of the Northwest Area Future Land UsePlan <br />(Plan). The Plan recommends the area development with residential use of two to four units per <br />acre. <br /> <br />While the Plan recommends a certain density, this request is intended to allow the applicant to <br />place a double-wide manufactured home on an existing lot of record where manufactured home <br />are currently not permitted as a building type. Therefore, this request would not have any effect <br />on the application of the Plan. The area is already developed within the range that is <br />recommended by the Plan. <br /> <br />Conclusions <br /> <br /> The subject property is an existing lot of record with LDR zoning. <br /> <br /> GIS show that the existing lot is approximately 11,108 SF. A conventional lot in the LDR district <br />requires a two-acre lot or a one-acre lot if the minor subdivision option is used. <br /> <br /> The location of the existing septic system is unknown and may restrict the buildable area. <br /> <br /> The proposed request does not allow for any further increases to density. The request is for the <br />MH-2 overlay district to voluntarily be added to the subject property, which allows a double <br />wide manufactured home to be substituted on the property as the principal building versus a <br />modular home or stick built home. <br /> <br />
