History / Other Information <br />1.The applicant provided documentation compliant with Section 8-3 of the Cabarrus County <br />Zoning Ordinance, petitioning for a Special Use. <br />2.The applicant submitted a complete application including a "Project Narrative and Statement <br />of Compliance" sheet along with a site plan. <br />3.The subject property is approximately 129.2 acres in size. The lease area is approximately <br />2,500 square feet in size. <br />4.Currently, a residence and several agricultural structures occupy a portion of the subject <br />property alongside Tuckaseegee Road. <br />5.The applicant is proposing to construct a WTC Tower facility on the subject property. <br />6.The applicant is proposing to add to an existing connection off Tuckaseegee Road and has <br />provided the NCDOT driveway permit as required. <br />7.The FAA has issued a Determination of No Hazard to Air Navigation for this site that expires <br />on March 1, 2024, unless otherwise stated in the Determination. At the time of the review <br />the applicant was intending for the tower to be a height of 230 feet and the FAA placed a <br />condition on the approval of the tower that it be lighted to meet the FAA specifications. Since <br />that time the applicant increased the height of the tower to 235 (to account for the 5 foot <br />lighting rod). <br />8.Subject property is partially located within Coddle Creek WS-II Protected and Critical watershed <br />areas. A small portion of the fall zone will be located with the Critical Area. The cell tower and <br />the compound will be located outside the Critical Area. <br />9.The cabinets are approximately 5’11.76” in height and approximately 59 square feet. These <br />measurements have been converted from the metric measurements found on the plan set. <br /> <br />
