So, there are some places, <br />obviously that small little point heobviously could not put itback there.He will have to develop <br />to the same standards that your home was developed to, so the rules are the same,even if the <br />rules are too close. Does that make sense? <br />Mr. Barnhill said what are the rules. He cannot find what the exact setbacks are for countryside <br />residential on the website. <br />Mr. Collins said the countryside residential setbacksare 75 feet front, 20 feet side and 30 feet <br />rear. He said because the lot would not be conforming to the countryside residential dimensional <br />standards the setbacks become those of the MDR district,which is25feeton the front, 5 feeton <br />thesideand20feetin the rear. <br />Mr. Corley said all of those dimensions change even if he technically could meet. <br />Mr. Collins said we would prefer that he meettheCR,but the ordinance allows him to meet the <br />MDR. <br />Ms. Grimsley has a question for the landowner. She asked what his reasoning was for where he <br />is locating the house. <br />Mr. Lewis said it is the only place he could put it on the lot. <br />Ms. Grimsley said because of topography? <br />Mr. Lewis said he was going to put it closer down towards the road but when he had Cabarrus <br />County come out for the perctest, the guy said he has to take the whole hill for the perctest. <br />Ms. Grimsley said is that a hill where the perc? <br />Mr. Lewis said yes. There is a hill right in front of their house(showed on diagram).He was <br />going to puthis house there,but he had to back it up. Instead of putting a 44 x 44 with a garage, <br />he is down to a 30 x 44,and then putting the garage out backwhich he does not mind.He was <br />going to put hisgarage withthehouse above it out back,but because of their attitude, I was like <br />no, I am going to put my house up here like I want itand they will just have to deal with it. <br />Ms. Grimsley knows it is personal, but she asked if he is paying cashfor it or are you getting a <br />construction loan. What are you doing to finance thathouse? The reason is asking is because <br />most construction loans will not allow you to cross somdriveway to get to your own. <br />Have you vetted that to make sure that you can actually do it? <br />12 <br /> <br />
