Planning and Zoning Commission <br />Minutes <br />October 11, 2022 <br />Mr. Paxton MOTIONED, SECONDEDby Ms. Holly Grimsley to close the Public Hearing. <br />The vote was unanimous. <br />Mr. Paxton probably agrees with him that it is not a buildable commercial piece of propertyand <br />if he is not allowed to build a single-familyhomewhat value would the land be to him? <br />Mr. Corley thinks it is unique with the split zoning. If a portion of this property was not already <br />CR,he would probably have some reservations.He feels like going to CR is amuchlessintense <br />zoning.He understands and appreciates comments andunderstand thesituation of <br />living rightnextdoor to this. But, when you say no to something, you are saying yes to <br />something else, right? So, anything withinthatcurrent zoning could be plopped there today and <br />would potentially be much more disruptivethanonesingle-familyhome, whether he is going to <br />live in itor sell. Again, with the neighboring uses of existing single-familyresidential,itfeels <br />like itmakes sense to him. <br />The Chair asked Mr. Collins if he said if it were a nonconforming lot, and it does not meet the lot <br />standard for CR it goes to? <br />Mr. Collins said MDRMedium Density Residential. <br />The Chair said the tables that we were given showing LC to CR do those uses change or are they <br />still the same and they just have to meet the setback? <br />Mr. Collins said yes, he thinks there was a mass rezoning in the County and a lot of thelots <br />became nonconforming.So,that section was put in the Ordinance at that time. <br />The Chair did not know if it would parethe list down or expand it. <br />Mr. Collins said no. <br />Mr. Jeff Corley added that with the existing structures on the property,the construction of a <br />primary residential structure would bring the site into better compliance than it is today. <br />The Chair said while it is not consistent with the land use classification,there are adjacent <br />residential properties adjacent to it sothatwould put in more in line. <br />Ms. Barnhill asked to speak. <br />The Chair said we have already closed the Public Hearing and you have not filled out a card. He <br />asked if anyone had any objections to reopening the Public Hearing. She asked Ms. Barnhill to <br />complete a blue card. <br />Mr.Jeff CorleyMOTIONED, SECONDEDby Mr. Charles Paxton to reopen the Public <br />Hearing. The vote was unanimous. <br />7 <br /> <br />
