Planning and Zoning Commission Minutes <br />March 19, 1992 <br /> <br />Paqe 12 <br /> <br />Mr. Amos asked if 500 (10 x 50) square feet would be <br />adequate? <br /> <br />Mr. Johnson said there is a wooded area all the way <br />around. He knows sometime the Charlotte Motor Speedway <br />will be setting out in his back yard. So that is the <br />reason he agreed to fence or whatever he has to do. <br /> <br />There being no further comments, Mr. Amos MOTIONED to <br />recommend approval of Petition 0169(C) Conditional Use <br />Application with the conditions that the pavement be <br />continued to the shop area, that a building be permitted <br />for repair and storage purposes and that the signage be <br />limited to 32 square feet in the monument form, seconded <br />by Mr. Olio-Mills. The vote was unanimous. <br /> <br />Chairperson Randall introduced the sixth item on the Agenda, <br />Conditional Use Application 170(C). <br /> <br />6. Applicant: Bruce Douglas Morton <br /> Request: Conditional Use Application 170(C.)... <br /> <br />This was a request to the Cabarrus County Planning and <br />Zoning Commission from Mr. Bruce Douglas Morton, 4023 <br />Barrier Store Road, Mt. Pleasant, N.C. 28124 for a <br />conditional use permit to construct and operate an <br />automobile repair shop (Auto repair & motorcycle repair). <br /> <br />Chairperson Randall swore in Mr. Michael Downs, Zoning <br />Administrator and Mr. Douglas Morton. <br /> <br />Mr. Downs, zoning Administrator, addressed the board and <br />presented Conditional Use Application 170(C). Mr. Downs <br />said Mr. Morton has turned in a letter from Mr. Mark <br />Thompson, Cabarrus County Health Department stating that <br />it is suitable for a non-absorbing sewer disposal system <br />for a maximum of 4 employees. Along with that he also <br />recommends that there be, instead of this system, an <br />incinerator system. Mr. Downs stated our office has not <br />received a permit, it will be up to Mr. Morton on which <br />one he decides to use. Mr. Downs then submitted as <br />evidence Exhibit "A" Site Plan, Exhibit "B" Letter from <br />Mark Thompson, Cabarrus County Health Department and <br />Exhibit "C" Letter from Western Auto. Mr. Downs stated <br />it is the staffs' recommendation that the conditional use <br />is passed and that all areas that are not covered by <br />buildings, paving or gravel parking areas should be <br />grassed and decorated with trees and shrubs across the <br />front of the property. Also the applicant should provide <br />screening for all cars and motorcycles that are waiting <br /> <br /> <br />
