The <br />vote was unanimous. <br /> <br />Mr. Michael Downs, Zoning Administrator addressed the Board stating <br />he has a text amendment Petition 92-01(t). Section 5.6-3 (14). <br />Real Estate Signage. Mr. Downs stated in response to our last <br />meeting and along with letters to developers and real estate <br />people, we had a number of people showing concern as to the <br />guidelines of the ordinance. We went back through the sign <br />ordinance to identify some of those concerns. In order to address <br />the concerns on page 44 of the zoning ordinance, the planning and <br />zoning staff has rewritten Section 5.6-3(14) where it concerns <br />directional signage guiding potential buyers to real estate. We <br />are proposing to change that section with four conditions: <br /> <br />1. Off premise directional signage guiding potential buyers to <br />real estato for sale of residential property (lot and/or house) is <br />only permitted at up to two street intersections located within one <br />mile of the residential property for sale. <br /> <br />2. If the signage is to be located within the North Carolina <br />Department of Transportation'~s (NCDOT) road right-of-way, a NCDOT <br />permit must be issued by the District Engineer's office, 716 West <br />Main Street, Albemarle, N.C. 28001. All other signage within the <br />road right-of-way is unlawful and subject to immediate removal <br />and/or fine (GS 105-86(d)). <br /> <br />3. In order to control clutter, no more than four real estate <br />signs are permitted at an intersection. Of these four signs, only <br />one per real estate company is permitted. <br /> <br />4. Total square area for any sign shall not exceed 192 square <br />inches. <br /> <br />Mr. Downs said these conditions~ do not supersede any of the others <br />as far as prohibited locations. They still will not be permitted <br />to be placed on any trees, rocks, utility poles or in the site <br />triangle; and the signs will have to be self supporting. Our <br />office has received a request from NCDOT to remove any signs in the <br />right-of-way. The existing ordinance restricts to black and white <br />signs. We are eliminating that, and will permit the use of· any <br />colors, and as far as the message itself we are not restricting <br />that. <br /> <br />Mr. Newton reminded the board that this came about as a results of <br />last month's meeting. He took it upon himself to have the staff <br />rework this. This is a little item in terms of the zoning <br />ordinance update, but is a major issue for many businesses and <br />residents trying to sell their homes.
