Planning and Zoning Commission Minutes <br />March 19, 1992 <br /> <br />Page . <br /> <br />PUD plan rather than during the engineering and trying to <br />incorporate them later. Mr. Shambo stated the total PUD <br />is about 50 acres. The intent of this PUD is to put a <br />park type area along with the residential development on <br />this property. Mr. Shambo said the request here is <br />that they get a R-9· zoning which is within the PUD <br />standards 9,000 square foot lots. He would not commit to <br />this, but his guess is that the lots are going to be <br />larger than that, probably 10,00 to 12,000 square foot <br />lots. <br /> <br />Chairperson Randall stated to Mr. Shambo that he said <br />something about widening the road and he is here tonight <br />for the board's input. She said she has a suspicion that <br />the board would want him to put an ingress or egress lane <br />on Weddington Road because of the density. She also <br />stated to Mr. Shambo when talking about doing his <br />engineering work she would also like for him to provide <br />the board with pretty good data on how he is going to <br />protect Coddle Creek and the stream that is there from an <br />erosion and drainage standpoint. She asked if this is <br />going to be Served by sewer. <br /> <br />Mr. Shambo said yes, it will be served by sewer. He also <br />added that a turn lane is in place for Carriage Downs. <br /> <br />Mr. Hartgen requested that Mr. Shambo consider a variety <br />of housing types to permit more open space that would be <br />nearer to each home. <br /> <br />Chairperson Randall stated the next item of business is one of our <br />Board of Adjustment functions. Before she began she stated to the <br />citizens that the board essentially has a dual role, one function <br />is the planning function. In that capacity the board works as an <br />advisory board to the County Commissioners. The second function is <br />a Board of Adjustment which serves in a quasi-judicial capacity. <br />The board hears evidence that is going to be sworn and affirmed <br />from those who would like to speak to the board. The board <br />receives documents as evidence. Findings are based on findings of <br />fact that hold up to the scrutiny of the court system. Chairperson <br />Randall continued to explain the process to the audience. <br /> <br />Chairperson Randall then introduced the fourth item on the Agenda, <br />Variance Application 0105(V). <br /> <br />4.
