4. No industrial or commercial hazardous material shall be used or stored in this 1/2 -mile <br />area. <br />5. Landfills and sites for land application of residuals or petroleum contaminated soils are <br />specifically prohibited. <br />For property located in the FemaiRiRg balance of the WS -II watershed -arm protected area, the <br />following requirements shall be met: <br />1. In all cases, the development of lots within the balance of the watershed shall have an <br />impermeable area of less than twelve percent (12 %). <br />2. Waterbody buffers shall be established as required by the Waterbody Buffer Zone <br />section of this Ordinance. <br />Section 4 -6 Requirements for the Coldwater Creek -Lake Concord, Coldwater Creek -Lake Fisher <br />and Tuckertown Reservior WS -IV Watersheds <br />Coldwater Creek -Lake Concord: WS -IV Critical Area and WS -IV Balance of Watershed Protected <br />Area <br />Coldwater Creek -Lake Fisher: WS -IV Critical Area and WS -IV Balance of Watershed Protected <br />Area and <br />Tuckertown Reservoir: WS -IV Critical Area and WS -IV Balance of Watershed Protected Area <br />All land in the fell ewiRg e CoIdwater Creek -Lake Concord, Coldwater Creek -Lake Fisher, and <br />Tuckertown Reservoir watersheds #a-s have been classified by the North Carolina Environmental <br />Management Commission as "Watersheds IV" drinking waters. <br />The following requirements apply to both the WS -IV Critical Area and the WS -IV Balance of <br />Watershed Protected Area of these watersheds: <br />1. Unless prohibited by the underlying zoning district, densities are permitted up to two (2) <br />dwelling units per acre. <br />2. All ReR ^^^'^ f-,Y+4y residential and non - residential development shall . . <br />b perm to build upeR up to twenty -four (24 %) percent built -upon area for <br />the site. <br />3.
