Construction Documents <br />Upon acceptance by OWNER of the Design Development and Staging Plans, Products of final <br />Construction Documents: <br />CONSULTANT will submit and present 90°/° documents to OWNER one month prior to a formal <br />presentation for review and comment. These documents shall include a!I drawings necessary to fully <br />define the work to be done with this project, but are not limited to: <br />• Grading and drainage plan. <br />• Erosion Control and monitoring plan, per NCDENR guidelines. <br />• Clearing and grubbing plan. <br />• Planting layout plan and material list. <br />• Final utility routing plan with irrigation hookup and irrigation plan. <br />• Final sewer, farce main and pump station plans that comply with DPU standards and <br />requirements. <br />• Site lighting layout plan for pedestrian circulation throughout developed portions of the park <br />{excluding trails). Parking lot and park road lighting will be by the power company. <br />CONSULTANT is responsible for coordination with the appropriate utility company. <br />• Final Architectural footprint(s) and elevations. <br />• Final MEP drawings for building services. <br />• Structural wall details. <br />• Sections/Elevations as needed to illustrate the requirements of construction for all special and <br />major elements. <br />• Fina( plans for improvements to the intersection of Park Entrance Road and Wallace Road. <br />• Fina) cost estimate based on final quantities and unit costs of detailed elements of construction <br />necessary to build the project with 10% contingency. <br />• Bid Documents and Technical Specifications, including list of required submittals from the <br />Contractor. <br />• Outline information for Bidding Advertisement. <br />• All other plans to fully define the scope of work of the construction documents. <br />CONSULTANT will present set of Construction Documents at least two weeks prior to date of Bid <br />Advertisement. Bid Documents shall include all Plans and Specifications necessary to bid and construct <br />the project. Coordination of final Plans and Specifications with the County Planning and Development <br />Department is required. CONSULTANT will be responsible for obtaining all review department approval <br />signatures needed for submitting the development and building permits before the project is bid. As a <br />result, the selected Contractor will only have to submit for the building and development construction <br />permits. All permit fees and any development fees associated with project construction shall be paid by <br />OWNER. <br />OWNER will review the Plans for compliance with all the previous decisions and directions given <br />during the Design Phases. <br />A-8 <br />Cabarrus Co 5f Park <br />Attachment number 3 <br />G-9 Page 538 of 627 <br />
