In the <br />No.rthwestem Small Area Plan o.f 1990, the subject property is <br />designated fo.r develo.pment under MDR (Medium Density <br />Residential) zoning. The area at the intersectio.n o.f Davidso.n Ro.ad <br />and Mo.o.resville Highway is designated fo.r o.ffice/co.mmercial <br />develo.pment. The future land use map sho.ws a small circle o.f <br />o.ffice/co.mmercial surro.unding the intersectio.n, with the remainder o.f <br />. the subject property as medium density residential. <br /> <br />The updated versio.n o.fthe No.rthwestem Area Plan reco.mmends the <br />subject property be develo.ped for Mixed Use. This draft plan was <br />used fo.r guidance in the 2005 zo.ning update that led to. the current 0/1 <br />(Office/lnstitutio.nal) zo.ning designatio.n. Altho.ugh in draft fo.rm, the <br />mixed use area text calls fo.r a mix o.f at least three different revenue- <br />, producing uses that can be residential, commercial, and o.ffice in <br />nature.
