Planning and Zoning Commission Minutes
Aoril 21. 2005

Page 27

technology you are only limited to your imagination. Mr. Misenheimer said there
are tremendous amounts of things you can do with concrete. He said he also
wants to do panels for houses.

The Chair said what he is struggling with here is how big a scale of a concrete
plant does he want to have. He said the more he talk the more it sounds like to
him he is going to have a major concrete house building factory there. The
Chair said his concern is his scenario of what you are going to do has changed all
three times that he has come before this board.

Mr. Misenheimer said it really has not changed.

The Chair said when he first came before this ~oard it was going to be a
personal concrete plant with just a few sidewalks. Now you are going to be
building major concrete houses so he is just a little short on what kind of outfit
he is going to be running here.

Mr. Misenheimer said there is only five acres. He said he owns 32 point
something acres on that property. He "asked to rezone five acres because
approximately half of that property is in buffer zones. There is only about 2 112
acres that is usable. On that property he would build a warehouse and inside
that warehouse they would pull panels so he could build houses.

The Chair said so he is going to be doing panelized concrete houses there.

Mr. Misenheimer said his first objective is to build his park out.

The Chair said right, then it is going to grow into panelized housing.

Mr. Misenheimer said he wants to build 100 houses before he retire. The
property is already bought to do that with.

The Chair said that is his problem exactly with this. This land adjoins residential
property. The bigger he becomes that is his problem with this being close to
land that we know eventually will be a residential subdivision. It is just a matter
of time.

Mr. Misenheimer said all the property on the front is highway commercial.

G-s
