When dedication is required the developer may reduce lot <br />size to 95% of that required by the underlying zoning. Conformance with Transportation Improvement Program. Where a <br />parcel to be subdivided is crossed by any part of the proposed right-pf-way for a <br />thoroughfare included in the NC TransoortatiolJ Imorovement Proaram, and the <br />location of that right-of-way has been further defined by accepted location <br />procedures, the right-of-way for that thoroughfare shail be reserved by the <br />owner/developer. The reservation of the right-of-way shail be for a period not to <br />exceed three years from the date of approval of the preliminary plat.
