<br />. <br /> <br />Other design considerations <br />Homeowner or property ownerS associations should be required to maintain all roadway/right-of-way landscaping, <br />pedestrian-bicycle, and equestriþ paths (arterial, collector and local as proposed) to the standards of this Ordinance. <br />Areas designated for industrial land uses should be designed to create a campus-style enviromnent. <br /> <br />. <br /> <br />Submittal Requirements. <br /> <br />The following docüments and associated fees will be required at the time of initial submittal: <br /> <br />Completed CabamIS Co-..nty Rezoning Application with associated fees. (A PUD rezoning will adhere to the <br />fee schedule for a _on-residential/mixed use rezoning.) This application will contain a list of permitted <br />uses to be considerl:d in the PUD rezoning. <br />Completed CabamIS Co1þ1ty Preliminary Subdivision Application with associated fees. <br />Preliminary Site Plan. :þ1 addition to the requirements of Section 13-11, a preliminary site plan submittal <br />must include the fo110wing: <br />a) Boundary lines and dimensions of the subject site. <br />b) Existing and proposed easements - general pwpose and width. <br />c) Utility extensions of water lines, sanitary sewers, and stonn sewers. <br />d) Land use designations for the su.bject site. <br />e) Retention and detention areas. . <br />f) Residential lots (average lot siz4 and minimum lot size shall be specified). <br />g) Locations, size, and type of intehded landscaping features. <br />h) Locations, size, and type ofinteþded buffers. <br />i) Proposed subdivision and street'names for review. <br /> <br />,I <br /> <br />Location, square footageror minimum lot size, number of units (for residential), and building height in feet or <br />number of stories for each land use category will be sufficient, actual lot designation at time of site plan <br />approval will not be required. <br /> <br />Professional Design Teàm Required. <br /> <br />An applicant for a PUD approval shall certify, in writing at the time of application, that a member of each <br />of the following profeSsions will be used in the planning and design process for the proposed development: <br />a) Project planning and design by a licensed North Carolina architect, licensed North Carolina landscape architect, <br />planner certified by the American Institute of Certified Planners (AICP), or a registered land surveyor; <br />b) Landscaping design by a certified nurseryman or licensed North Carolina landscape architect; and, <br />. c) Site engineering by a North Carolina Registered Engineer. <br /> <br />Modification of Approved Preliminary Site Plan. <br /> <br />Following approval oftt'le PUD district and the preliminary site plan,no modification of the land use <br />category designations, design standards, uses, densities or any other condition of the site plan shall <br />be permitted unless an amended petition is filed.
