<br />Employers' Liability <br />General Liability <br />Automobile Liability <br />Professional Liability <br /> <br />$ 500,000 <br />$1,000,000 per occurrence /$2,000,000 aggregate <br />$1,000,000 <br />$1,000,000 per occurrence/$2,000,000 aggregate <br /> <br />Then Lessor shall be named as an additional insured as evidenced by an endorsement attached to <br />the insurance certificate. It is required that coverage be placed with an "A" rated insurance <br />companies acceptable to the Lessor. Acceptable proof of the above insurance must be delivered <br />to the Center Administrative Office at least thirty (30) days prior to the start of the Events. <br />Failure to provide Lessor with the required insurance certificates may be cause for Lease <br />rejection or tennination. It is Lessee's responsibility to make sure that all of Lessee's agents, <br />subcontractors, vendors and suppliers maintain insurance to meet the lease requirements. <br /> <br />Failure to provide proof of insurance 'coverage within the prescribed time period shall r~pder this <br />agreement null and void. <br /> <br />Lessee shall comply with all regulations or restrictions imposed by any of Lessor's insurance <br />camers. <br /> <br />19. NON-EXCLUSIVE RIGHTS. The Lessor retains the right to use and license the use of the <br />Center not under lease hereunder for any event that Lessor elects, in its sole discretion. <br /> <br />20. INTERMISSIONS. Lessee agrees to have ONE (1) intennission of not less than fifteen- <br />(15) minutes duration during each Event or perfonnance. <br /> <br />21. TICKETS/SEATING CAPACITY/SUITES. In no event shall tickets to the Event(s) be <br />sold or disposed of in excess of the seating capaéity of the Leased Premises. Lessee agrees that <br />Lessee shall not give away in excess of two hundred (200) complimentary tickets per Event. The <br />County shall receive a minimum of thirty (30) of the complimentary tickets per Event, at least <br />ten (10) of which shall be prime courtside seats. Lessor shall be entitled to include the value of <br />the complimentary tickets in the gross receipts for such Event in the same manner as the receipts <br />from regular ticket sales. However, the complimentary ticket count per Event shall not count <br />toward Lessee's credit set forth in paragraph 9 hereof. <br /> <br />Lessee shall be entitled to use of two suites assigned by Arena management during each Event <br />for a Lessee price of$110.00 per suite per Event during the initial tenn of this Agreement. Suite <br />prices shall be renegotiated for subsequent seasons. <br /> <br />22. AISLES CLEAR. Lessee will not pennit chairs, removable seats or any other object to be <br />or remain in the Leased Premises' passageways, and will keep all such passageways clear at all <br />times. ' <br /> <br />23. NO OBSTRUCTION OF SIDEWALK, AND OTHER PASSAGEWAYS. No portion of <br />the sidewalks, entries, passages, vestibules, halls, elevators, and all way of access to public <br /> <br />1::-3 <br />
