<br />35. ELECTRICITY. In the event extra lights other than the regular house lights or extra <br />electrical power shall be reqUired by Lessee, Lessee shall pay for cost of same at the rates in <br />effect in the Center.. <br /> <br />36. CENTER EQUIPMENT CHARGES. See rate sheet attached hereto and incorporated <br />herein as Exhibit 2. Lessee shall be responsible for paying the indicated rates for the indicated <br />equipment and services provided by Lessor beyond what is specifically agreed to herein. <br /> <br />37. REMOVAL OF EQUIPMENT. In the event platfonns or staging or any other structures <br />are erected by Lessee in any portion of the Leased Premises, the expense of such erection or <br />removal shall be paid by Lessee, and all damage to the Leased Premises or furnishings caused by <br />the erection or removal of such platfonns, staging or other constructions shall be paid for by <br />Lessee. <br /> <br />.1 <br />.1 <br />38. QUIT PREMISES. In the event the Leased Premises are not vacatèd by Lessee at the times <br />set forth herein, Lessor is hereby authorized, to remove, at the expense of Lessee, any goods, <br />wares, merchandise or property of any kind. Lessor shall not be liable for any damages to such <br />property. Lessor is hereby expressly released by Lessee and indemnified and,held harmless by <br />Lessee from any and all claims for losses, damages, costs or expenses of whatever kind or nature <br />attendant to such removal and this indemnity shall survive tennination of this agreement. <br /> <br />39. CENTER PARKING. All vehicles entering the parking lot will be charged a maximum of <br />five dollars ($5.00) per vehicle [to park on Lessor owned or leased property. All parking fees are <br />the sole and exclusive property of Lessor. Parking for any and all activities at the Center is <br />based on a first come/first serve basis and there is no guarantee of adequate parking. <br /> <br />40. LOST ARTICLES. The Lessor shall have the sole right to collect and have custoclY of <br />articles left in the Center by persons attending any Event in the Center. <br /> <br />41. CANCELLATION BY LESSEE. Should the Lessee cancel any Event(s), no deposit refund <br />shall be made and the full rental fee as called for by this agreement shall be payable by Lessee to <br />the Lessor as liquidated damages, not as a penalty. In addition, Lessee agrees to also pay any <br />reimbursable expenses incurredrby the Lessorin connection with the Event(s). <br /> <br />42. ASSIGNMENT. Lessee shall not assign nor sublet the Leased Premises nor any part thereof <br />without the prior written conse~t of Lessor. <br /> <br />43. ADA COMPLIANCE. Lessee shall ensure that Lessee's activities at the Center, including <br />temporary facilities and any aQaptation of the Leased Premises for Lessee's activities, comply <br />with the Americans with Disabilities Act (ADA). Lessee shall provide a process for detennining <br />in advance the need for auxiliary aids and services required by the ADA to be made available to <br />persons admitted on premises by Lessee and shall provide required aids and services. Lessee <br />shall be the primary contact for required aids and services. Upon request reasonably in advance <br />by Lessee or by a person admitted to the Leased Premises by Lessee, ,if Lessee has failed to <br /> <br />£..~ <br />
