LYNDO TIPPETT <br /> SECRETARY <br /> <br />FROM: Leah Wagner <br /> <br />SUBJECT: Highland Hills & RamsGate Subdivisions <br /> <br />Regarding the subject developments, comments are as follows: <br /> <br />RamsGate Subdivision <br />1. Only one access point on SR 1153, Zion Church Road East will be allowed with verification <br /> provided of adequate site distance. <br />1. Provide a left mm lane on SR 1153, Zion Church Road East, with 150' full width storage, 180' bay <br /> taper and 270' approach and departure tapers (given symmetrical widening). <br />2. Provide a left mm lane on SR 1154, Piney Church Road, with 150' full width storage, 90' bay taper <br /> and 125' approach and departure tapers (given symmetrical widening). Verification of site distance <br /> will also be required at the proposed Piney Church Road entrance location. <br />3. Provide a left turn lane on SR 1155, Zion Church Road ~ SR 1153, Zion Church Road East, with <br /> 200' full width storage, 180' bay taper and 270' approach and departure tapers (given symmetrical <br /> widening). <br />4. Provide internal connection to Road "B" of Highland Hills Subdivision and possibly other locations. <br /> (Should this occur, the need for an entrance onto Piney Church Road could be eliminated, thereby <br /> eliminating the need for roadway improvements on Piney Church Road). <br />5. A PE/PLS Certification Statement (copy attached) must be completed and must also accompany the <br /> driveway permit package. The document verifies right of way for the required roadway <br /> improvements. <br /> A Traffic Impact Analysis must be performed with consideration given to the Highland Hills <br /> Development interconnectivity. <br /> <br />o <br /> <br />615 Concord Road, Albemarle, N.
