PLANNING AND ZONING COMMISSION <br />Thursday, February 17, 2000 <br /> <br />Stat¥ Use Oniy: <br /> Approved: <br /> <br /> Denied: <br /> Fabled: <br /> <br />Board Members were present at the hearing and spoke in favor of <br />the donation and land exchange. The school property will be <br />conveyed to the applicant as soon as the new elementary school is <br />completed no later than August 31, 2005. For your reference, this <br />donation will slightly increase the gross units per acre to 4.7 and net <br />units per acre to 5.9. In comparison, the HDR zoning district allows <br />for a maximum density of 18 units per acre. <br /> <br />The City of Concord will provide public water and sewer services <br />for the project. <br /> <br />Staff has reviewed the request and cOncludes that this rezoning <br />should not have adverse affects on the surrounding properties. This <br />rezoning request meets the bulk requirements established within the <br />HDIL High Density Residential and GC, General Commercial <br />zoning districts. <br /> <br />Recommendation: <br /> <br />Staff recommends approval of rezoning approximately 446 acres <br />for the following actions: <br /> <br />· 402.92 acres from LDIL Low Density Residential to HDR-SU, <br /> High Density Residential Special Use with a condition that the <br /> total project number of residential dwelling units does not <br /> exceed 1,670. <br /> <br />· 43.25 acres from LDR, Low Density Residential to GC, General <br /> Commercial. <br /> <br /> Page 4 of 3 <br />Petition C00-021, R) <br /> <br /> <br />
