The school property will be <br />conveyed to the applicant as soon as the new elementary school is <br />completed no later than August 31, 2005. For your reference, this <br />donation will slightly increase the gross units per acre to 4.7 and net <br />units per acre to 5.9. In comparison, the HDR zoning district allows <br />for a maximum density of 18 units per acre. <br /> <br />The City of Concord will provide public water and sewer services <br />for the project. <br /> <br />Staff has reviewed the request and cOncludes that this rezoning <br />should not have adverse affects on the surrounding properties.
