Street; thence with South Union Street in a northerly direction to the <br />BEGINNING. <br /> <br />To have and to hold said lands and premises, together with ail privileges and <br /> <br />appurtenances thereunto belonging to Historic Cabarrus, its successors and assigns, for the term <br />and upon the conditions hereinafter set forth that: <br /> <br /> 1. This Lease shall commence as of the date hereof and shall exist and continue to and <br />including the 30th day of June 2015; <br /> <br /> 2. In lieu of the payment of rent, Historic Cabarms will accept the Historic Cabarrus <br />County Courthouse in its present condition and will: <br /> <br /> (a) secure it from damage by the elements and other hazards; <br /> <br /> (b) maintain the stucco and woodwork on the outside of the building; <br /> <br /> (c) maintain the interior of the building to a condition as much like its original <br /> condition as possible; provided, however, that central heating, air conditioning, <br /> electricai fixtures and appliances may be utilized in such ways as not to detract <br /> from the original appearance of the building and may make such additional <br /> improvements as shall contribute to the beauty of said building as it originally <br /> existed, all of which shall be done upon the advice and under the supervision of a <br /> competent architect and according to a general plan of renovation; and <br /> <br /> (d) maintain said building and the grounds covered by this lease in a good <br /> state of repair. <br /> <br /> 3. As the owner, Cabarms County will keep in force liability insurance in such amounts <br />and against such hazards as may be necessary or desirable and will insure the Demised Premises <br />against fire and windstorm for the use and benefit of Historic Cabarrus, the County or otherwise, <br />as their interests may appear. <br /> <br /> 4. If the building upon the Demised Premises shall be damaged by fire or other casualty, <br />and such damages are ora minor nature, the same shail be repaired by Cabarrus County directly, <br />or from the proceeds of insurance coverage, as quickly as is reasonably possible; but if said <br /> <br /> <br />
