the rear wall of the old Cabarrus County Courthouse to a point; thence in a ~vesterly direction along a line midway between the south wall of the old Cabarrus County Courthouse and the edge of the bottom step on the north side of the new Cabarrus County Courthouse to a point in the east edge of South Union Street; thence with South Union Street in a northerly direction to the BEGINNING. To have and to hold said lands and premises, together will all privileges and appurtenances thereunto belonging to Historic Cabarrus, its successors and assigns, for the term and upon the conditions hereinafter set forth that: 1. This Lease shall commence as of the date hereof and shall exist and continue to and including the 30th day of June 2003; 2. In lieu of the payment of rent, Historic Cabarms will accept the Old Cabarrus County Courthouse in its present condition and will: (a) secure it from damage by the elements and other hazards: (b) maintain the stucco and woodwork on the outside of the building; (c) maintain the interior of the building to a condition as much like its original condition as possible; provided, however, that central heating, air conditioning, electrical fixtures and appliances may be utilized in such ways as not to detract from the original appearance of the building and may make such additional improvements as shall contribute to the beauty of said building as it originally existed, all of which shall be done upon the advice and under the supervision of a competent architect and according to a general plan of restoration; and (d) maintain said building and the grounds covered by this lease in a good state of repair. 3. As the owner, Cabarrus County will keep in force liability insurance in such amounts and against such hazards as may be necessary or desirable and will insure the Demised Premises against fire and windstorm for the use and benefit of Historic Cabarrus, the County or otherwise, as their interests may appear.
