the rear wall of the old Cabarrus County Courthouse to a point; thence in a <br />~vesterly direction along a line midway between the south wall of the old Cabarrus <br />County Courthouse and the edge of the bottom step on the north side of the new <br />Cabarrus County Courthouse to a point in the east edge of South Union Street; <br />thence with South Union Street in a northerly direction to the BEGINNING. <br /> <br />To have and to hold said lands and premises, together will all privileges <br /> <br />and <br /> <br />appurtenances thereunto belonging to Historic Cabarrus, its successors and assigns, for the term <br /> <br />and upon the conditions hereinafter set forth that: <br /> <br />1. This Lease shall commence as of the date hereof and shall exist and continue to and <br /> <br />including the 30th day of June 2003; <br /> <br />2. In lieu of the payment of rent, Historic Cabarms will accept the Old Cabarrus County <br /> <br />Courthouse in its present condition and will: <br /> <br />(a) secure it from damage by the elements and other hazards: <br /> <br />(b) maintain the stucco and woodwork on the outside of the building; <br /> <br /> (c) maintain the interior of the building to a condition as much like its <br />original condition as possible; provided, however, that central heating, air <br />conditioning, electrical fixtures and appliances may be utilized in such ways as <br />not to detract from the original appearance of the building and may make such <br />additional improvements as shall contribute to the beauty of said building as it <br />originally existed, all of which shall be done upon the advice and under the <br />supervision of a competent architect and according to a general plan of <br />restoration; and <br /> <br /> (d) maintain said building and the grounds covered by this lease in a good <br />state of repair. <br /> <br />3. As the owner, Cabarrus County will keep in force liability insurance in such amounts <br /> <br />and against such hazards as may be necessary or desirable and will insure the Demised Premises <br />against fire and windstorm for the use and benefit of Historic Cabarrus, the County or otherwise, <br /> <br />as their interests may appear. <br /> <br /> <br />
