The egress on to Highway 49 is not easy <br />even now. <br /> <br />Mr. Ted Futerol, First Colony Group, stated to the Board that more <br />of their traffic will be coming from 1-85 and Highway 29 site than <br />just the Highway 49 site. He said they have excellent access going <br />back to Highway 29. <br /> <br />Mr. Moose said he thinks that the exit to Highway 29 is not as <br />excellent as Mr. Futerol thinks. If you go out to Cochran Road, all <br />you can see is houses. It is going to be absolutely one great big <br />huge development. Mr. Moose said he thinks the Board needs to <br />slow down letting developers come in here putting 162 houses on <br />such a small piece of property on a small road that has nothing to <br />do with infrastructure of the County as far as maintaining those <br />roads. <br /> <br />The Chair said in the past where roads were concerned, we have <br />asked the developers to make the entrance wider or to have it two <br />lanes divided. She asked if that would be an option. <br /> <br />Mr. Marshall said that is an option. He said he thinks the stub <br />roads are a better solution. It is not just the frontage on this <br />property that is limited, it is limited width back to a certain point. <br />When you did that in the past, we require that that extra lane go <br />back to the first intersection. <br /> <br />Mr. Wilson said he would like to make one point. He said <br />although the Medium Density Residential allows a maximum of 4 <br />1/2 lots per acre, when you factor in the 30% common open space, <br />and you start looking at their site, they have just slightly over 3 <br />units per acre. He said in reality to meet the Medium Density <br />Residential, they could have gone up and had 4 1/2 x 50 acres, 225 <br />lots to that site. He said they could have shrunk the site down and <br />still met the requirements. He said they are not pushing the <br />maximum density. <br /> <br />lO <br /> <br /> <br />
