Planning and Zoning Commission Minutes <br />January 19, 1995 <br /> <br />Page 13 <br /> <br />Mr. Jonathan Marshall, Staff Member, addressed the Board <br />presenting Petition 95-01(T) stating that rather than have an <br />amendment to the zoning atlas, that a better alternative is to <br />change the text and per,tit the Rural Home Occupation in that <br />Medium Density Residential districL We would be adding two <br />different conditions to the MDR district that do not exist in the <br />LDR, CR and A-O, and that is that we would not permit outside <br />storage which would exclude storage yards. We are also <br />proposing that the minimum lot size be two acres to assure that <br />there is adequate size in the lot in the MDR district for both the <br />home and separate building for a business. Mr. Marshall said we <br />would also need to alter the reference in Chapter 3 to add Home <br />Occupation Rural permitted by standards in the MDR. <br /> <br />Mr. Marshall also stated that rural home occupations in the other <br />districts outside storage is limited to the rear of the building, but it <br />is permitted. He also pointed out that many areas within the MDR <br />would already exclude this simply because any area that has been <br />previously subdivided the lot size would probably exclude it. <br />There is also, under any area that has recently been subdivided, <br />almost all home owners restrictions would prohibit this. This is <br />primarily in MDR districts that are in transition or those parts of <br />the MDR where people have chosen larger lots. <br /> <br />There being no further comments, Mr. Jeter MOTIONED that <br />Petition 95-01(T) be approved and recommend that it be forwarded <br />to the County Commissioners, seconded by Mr. Smith. The vote <br />was unanimous. <br /> <br />Director's Report <br /> <br />Mr. Newton addressed the Board about the zoning text amendment changes to <br />the ordinance stating the board was just talking about the series of amendments <br />that has happen over the past year since the ordinance has been in place. Since <br />some of the members have come on at different times, he wanted to make sure <br />that every board member had the most current text. <br /> <br />Mr. Newton said in honor of Mr. Drye's question about will this in anyway <br />affect the A-O zoning district. He said he just want to remind the board that last <br /> <br /> <br />
