Area must meet the minimum curb, guttering, and sidewalks <br />requirements of the appropriate municipality. <br /> <br />7. <br /> <br />The dedication of half roads at the perimeter of a new subdivision is <br />prohibitt, d. <br /> <br />SECTION 4.11 ACCESS AND THOROUGI-I1;ARE PLANNING <br /> <br />All subdivisions or developments shall be subject to the following provisions relating to <br />access to the public road system. <br /> <br />Direct access to public roads is governed by the classification of that road in <br />the KANLACON and/or County Thoroughfare Plans such that <br /> <br />No lots may directly access a road classified as a major thoroughfare <br />or prindpal arterial. These lots must be served by an internal road <br />system or marginal access streeL <br /> <br />Access shall be limited where lots abut minor thoroughfares, minor <br />arterials and major collector roads. The Planning and Zoning <br />Commission may at their discretion prohibit direct access entirely, or <br />may permit limited access based on analysis by Staff transportation <br />planners. <br /> <br />Subdivisions or developments estimated to produce greater than 200 trips per <br />day are required to provide a Traffic Impact Analysis (TIA). The TIA must <br />be produced by a qualified professional and must include, at a mi~in~um, the <br />following: <br /> <br />1. An estimation of traffic generated. <br /> <br />An estimation of trip distribution to and from the developmenL <br /> <br />An analysis of the existing road system serving the development (to <br />the nearest major intersections) and the effect of the development on <br />that system. <br /> <br />A listing of proposed improvements, both on and off-site, and their <br />effect on the existing system. <br /> <br />28 <br /> <br /> <br />
